How the Valley Is Laid Out

The short version, then the areas.

Picture the Strip in the middle, the mountains ringing the edges, and the 215 Beltway looping around the whole thing. Most people end up buying in one of four directions.

West is Summerlin, up against Red Rock Canyon. Southeast is Henderson, the valley’s second city. North is North Las Vegas, where a lot of the newer building is happening. And the Southwest runs along the lower 215. The northwest, around Centennial Hills, has grown fast too. Then there are the towns just outside the valley, from Boulder City near Lake Mead to Mesquite up by the Arizona line. I cover them all below, and you can always browse every community I write about.

West

Summerlin

Master-planned villages on the west rim of the valley, tucked up against Red Rock Canyon, with parks and trails woven through. See my full Summerlin guide.

Two more corners inside the valley that draw a lot of buyers.

Centennial Hills

The big newer area of the northwest valley off US 95, near regional parks and the foothills. See Centennial Hills, Skye Canyon, and Providence.

Lake Las Vegas

A resort community on the far side of Henderson, built around a man-made lake with MonteLago Village and golf. See Lake Las Vegas.

Just Outside the Valley

If you want more space or a slower pace, these towns are all an easy drive from the city.

🏔

Boulder City

A small town about 26 miles southeast, near Lake Mead and the Hoover Dam, with a historic core and no gaming inside city limits.

Mesquite

A golf town about 80 miles northeast on I-15 at the Arizona line, with wide-open desert and its own resorts.

Blue Diamond

A tiny village about 20 miles southwest at the foot of Red Rock Canyon, surrounded by conservation land and open desert.

🏜

Pahrump

About an hour west over the mountains, wide-open high-desert land with newer master plans like Burson Ranch.

Good to know: the outlying towns trade a longer commute for more room and a quieter feel. If that is the tradeoff you want, tell me and I will point you to what fits. You can also browse every area I cover in one place.

How I Help You Pick an Area

A few things worth sorting out before you fall for a house.

Gated or openFound in every area

There is no single best area, only the one that fits how you actually live. Once you tell me your must-haves, I can narrow the whole valley down to two or three neighborhoods worth a Saturday, and skip the ones that would waste your time.

People ask me which part of Las Vegas is best. The honest answer is that it depends on your drive, your budget, and the feel you want. That is the fun part of my job.

Common Questions

Tap any one to open it.

What are the main areas to buy near Las Vegas?

Inside the valley, most buyers land in one of four directions: Summerlin on the west, Henderson to the southeast, North Las Vegas to the north, and the Southwest along the lower 215. The northwest around Centennial Hills has grown fast too. Just outside the valley you have Boulder City, Mesquite, Blue Diamond, and Pahrump.

Is Henderson considered part of Las Vegas?

Henderson is its own incorporated city, southeast of Las Vegas, but it is part of the same valley and metro area. For a buyer it feels like a connected part of the region, with its own master plans like Green Valley and Anthem.

Where is the newest construction happening?

A lot of the newer building is in North Las Vegas, the Southwest along the 215, and the northwest around Skye Canyon and Centennial Hills. New-home communities open and sell out on their own timelines, so reach out and I will tell you what is releasing now.

What about buying in a town outside the valley?

Towns like Boulder City, Mesquite, and Pahrump trade a longer drive into the city for more space and a quieter pace. They each have their own character, so it comes down to how often you need to be in Las Vegas and how much room you want.

How do I choose between all these areas?

Start with your commute, whether you want a new build or an established neighborhood, and whether a master plan with amenities matters to you. From there I can narrow it to a short list. Call or text me at 702-604-7739 and we will sort it out together.

Thinking About a Move to the Las Vegas Area?

Whether you are drawn to Summerlin, Henderson, or a quieter town just outside the valley, I can help you find the right corner and make the move a smooth one. No pressure, just real local help.
