What Aliante Is Actually Like

The short version, then the details.

Aliante is North Las Vegas’s answer to the big master plans on the other sides of the valley, and it’s newer than most of them.

American Nevada Corporation and Del Webb teamed up to build it, breaking ground in 2002 and opening in 2003. It was planned from the start around a public golf course, a large nature park, and the kind of connected trails and parks that define a master plan.

I’ve been in Las Vegas since I was five, and I watched the north valley fill in years after the west and southeast. Aliante is a big part of why people take North Las Vegas seriously now. It’s planned, it’s grown in, and it has its own center of gravity.

It was laid out for roughly 7,500 homes at buildout, so it’s a real community rather than a single subdivision, with a mix of neighborhoods under one name.

The Amenities

Aliante was built around its open space and its golf, and it shows.

Aliante Golf Club

A public 18 hole course woven through the community, opened in 2003, so you don’t need a membership to play the course at the center of the plan.

A large signature park with a playground, splash features, and a dinosaur theme that has made it one of the best known parks in the north valley.

A network of neighborhood parks and connected trails threads the community, a core part of how Aliante was planned.

Shopping and Casino

The Aliante casino and hotel plus nearby retail give the community its own dining and entertainment without leaving the north valley.

The reason a lot of buyers look here: Aliante offers the master plan experience, the golf, the parks, the planning, in a newer, north valley setting. It’s a different value equation than the older, more central master plans, and for many buyers that’s the appeal.

The Homes

Mostly single family, from the 2000s onward.

Because Aliante is newer, the homes here skew newer too, which is a real point of difference from the older master plans.

You’ll find production single family homes from a range of national builders, some gated neighborhoods, and the age qualified Sun City Aliante section for buyers who want that. The bones of most homes here are from the 2000s, so they carry newer systems and layouts than the valley’s older communities.

The north valley position is the honest tradeoff. You’re farther from the Strip and the airport than the central communities, and the 215 makes it workable, while you get newer homes and the master plan amenities in exchange.

Know which neighborhood you’re in

Aliante is a master plan of many neighborhoods, built by different builders across the 2000s. The neighborhood sets the builder, the vintage, and whether there’s a gate, so pin down the specific one before you get attached to a listing.

Understand the HOA structure

There’s a master association plus, in many neighborhoods, a sub association on top of it. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.

Aliante versus Sun City Aliante

They are next to each other and easy to confuse. Sun City Aliante is an age qualified community for buyers 55 and older. Aliante itself is open to buyers of any age. Make sure you know which one a listing is in.

Check the vintage against the systems

The oldest Aliante homes are around twenty years in, so roofs, water heaters, and HVAC are worth checking. Later phases are newer. Ask what year the specific home was built rather than assuming from the community.

Drive the commute honestly

You’re in the north valley, so the Strip and the airport are a longer trip than from the central communities. The 215 and the 15 make it workable. Drive your actual route at your actual time of day.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
