Centex started it in 2005 and Shea Homes took it over in 2010, building it out to 788 single family homes behind a 24 hour guard gate. Everything about the layout is designed around the clubhouse and the amenities rather than around a golf course or a school.

A 20,000 square foot clubhouse with a fitness center, billiards and card rooms, a library, and a catering kitchen at the center of the community.

Six Parks
Six landscaped parks including a rose garden and a dog park, connected by an extensive walking and biking trail network.
Clubs and Activities

Where It Sits
North Las Vegas, near Aliante and Shadow Creek off the 215.
The north valley setting keeps things quieter and gives easy access to Aliante’s golf, dining, and shopping right next door, with the 215 connecting you to the rest of the valley. The Strip and airport are a longer trip, which is the tradeoff of the north end.

Aliante
The all ages master plan next door. If you don’t need the age qualified community and its programming, Aliante gives you the same area without the 55 and older requirement.
Solera
Another Del Webb active adult option elsewhere in the valley. Same lifestyle, different location and amenity mix. Worth touring more than one.

Understand the age qualification
Ardiente is an age qualified active adult community, which means at least one resident of each home must meet the 55 and older requirement, with limits on younger residents. If that fits your situation it’s a feature. Confirm the current rules for your household before you write an offer.
Know what the HOA covers
The dues fund the guard gate, the clubhouse, the pools, the parks, and the programming, so they are a real part of the value here. Because figures change, I’d pull the current numbers for the specific home rather than quote a general amount.
Tour the clubhouse and the calendar
In an active adult community the amenities and the activity calendar are a big part of what you’re buying. Spend time in the clubhouse and look at the actual schedule of clubs and events before you decide.
Check the home’s systems
The community is newer than most of the valley, so systems are generally in good shape, but it’s still worth confirming the age and condition of the roof, water heater, and HVAC on the specific home.

Yes. Ardiente has a 24 hour staffed guard gate at the entrance.
Drive the commute honestly
You’re in the north valley near Aliante, so everyday needs are close, and the Strip and airport are a longer trip. The 215 and 15 make it workable. Drive your actual route at your actual time of day.
