Gated, Guard Gated, and the Difference
People use these interchangeably. They are not the same thing.
The gate on the listing tells you almost nothing until you know which kind it is. The cost difference between them shows up in your monthly dues every single month.
Gated
A code, clicker, or call box at an automated gate. No staff. The cheapest to run, so the dues stay modest. Most gated neighborhoods in the valley are this.
Guard gated
A staffed gatehouse, sometimes 24 hours, sometimes evenings only. Guests get logged in. Costs real money to staff, and the dues reflect it.
Gated within gated
Common in the big master plans. You pass a community gate, then a second one into your own enclave, and you are paying two associations.
Private streets
Inside most gates the roads belong to the association, not the city. That means the HOA pays to repave them, which is where reserve funding matters.
The practical difference: an automated gate mostly controls through traffic and package theft of opportunity. A staffed gatehouse changes who can get in at all, and changes how deliveries, contractors, and guests reach you. Decide which of those you are actually paying for.
The Honest Tradeoffs
I sell plenty of these. They are not for everyone.
Higher dues, always
Gates, cameras, private streets, and staff all cost money. Expect to pay more than a comparable ungated neighborhood.
Deliveries get complicated
Food delivery, movers, contractors, and rideshare all need a plan. Guard gated communities need guests on a list.
Tighter architectural rules
Most gated communities run strict design review. That protects the look and it slows down your remodel.
Quieter streets
No cut through traffic is the benefit residents actually mention most, ahead of anything else.
Reserves matter more
When the association owns the roads and the gates, an underfunded reserve becomes your special assessment later.
A smaller resale pool
Buyers who do not want a gate will skip your listing. Buyers who want one will pay for it. Both are true.

What to Ask Before You Buy Behind a Gate
Five questions, and get the answers in writing.
What is the total monthly assessment?
Not just the sub association. Ask for every layer, including any master or village association stacked above it.
How funded are the reserves?
Nevada associations produce a reserve study. Read it. Private streets and gates are expensive to replace.
Is the gatehouse actually staffed?
Some communities market as guard gated but only staff certain hours, or have moved to a remote video service.
How do guests and deliveries get in?
Ask about the guest list process, contractor access, and whether rideshare and food delivery have a workable route.
What does design review require?
Before you plan a pool, a paint color, or a landscape conversion, find out what the architectural committee will approve.
Any pending special assessments?
Request the association’s recent minutes. A gate motor or a repaving project on the horizon becomes your bill.
Buy the community, not the gate. I have watched people pay for a guardhouse they drove past twice a day and never thought about again.

What is the difference between gated and guard gated?
A gated community has an automated gate you open with a code, a clicker, or a call box, with no staff on site. A guard gated community has a staffed gatehouse where guests are logged in, sometimes around the clock and sometimes only during certain hours. Staffing costs money, so guard gated dues run meaningfully higher.
Do gated communities cost more in HOA dues?
Yes, consistently. The association is paying for the gates, the cameras, usually the private streets, and in a guard gated community the staff as well. Ask for every layer of assessment in writing, because master planned communities often stack a village association on top of your neighborhood one.
Are the streets inside a gate maintained by the city?
Usually not. Inside most gates the roads are private and owned by the association, which means the HOA funds repaving and repairs rather than the city. That is why the reserve study matters so much on a gated purchase. An underfunded reserve turns into a special assessment down the road.
How do food delivery and rideshare work behind a gate?
It varies by community. Automated gates typically use a call box that dials your phone so you can buzz someone in. Guard gated communities usually want guests and repeat services on a list at the gatehouse. Ask about the specific process during your due diligence, because it becomes part of your daily life.
Which Las Vegas areas have the most gated communities?
Summerlin and the southwest valley have a high concentration, as does the Henderson hillside around MacDonald Ranch and Anthem. You will also find long established guard gated enclaves closer to the center of town, including Las Vegas Country Club and Rancho Circle.
Do gated homes hold value better?
They tend to hold their character well, largely because architectural review keeps the community consistent over decades. Resale is a smaller pool though, since buyers who do not want a gate will filter your listing out. In practice it is a tradeoff rather than a straight advantage.
