What Anthem Country Club Is Actually Like

The short version, then the details.

Anthem Country Club is the private, guard gated piece of the larger Anthem master plan, and it’s a different animal from the rest of Anthem.

Del Webb built the Anthem master plan on the slopes of Black Mountain starting in the late 1990s. Anthem Country Club is the section built around a private members course, with a staffed gate at the entrance and a number of secondary gated enclaves inside it.

I’ve been in Las Vegas since I was five, and the thing people get confused about is the name. There are three Anthems. Sun City Anthem is the age restricted community, Anthem Highlands is the non gated section lower down, and Anthem Country Club is this one, the guard gated country club. They share a hillside and almost nothing else.

The elevation is the signature. Sitting up on the mountain gives a lot of these homes long views back across the valley toward the Strip, which is the main reason buyers climb the hill to be here.

Worth knowing up front: the country club membership is separate from owning a home here. Buying in Anthem Country Club does not automatically enroll you in the club, and the club has its own tiers and terms. If golf and the club are the reason you’re looking, talk to the club directly about current membership before you’re under contract.

One of the widest size ranges of any gated community I cover.

Homes here run from around 1,255 square feet to well over 16,000, on lots from a tenth of an acre up past three acres.

That spread means the community holds everything from smaller attached and single family homes to large custom estates on the ridgelines. Enclaves like Bloomfield Hills, Highland Peak, and Windermere each have their own character, their own vintage, and in many cases their own gate inside the main one.

The tradeoff of the hillside is honest. You’re up and away from the center of the valley, which buys you the views and the quiet of the elevation, and it means a few extra minutes down the hill to the 215 and the rest of Henderson. Drive it and see how it feels.

Get clear on club membership early

Owning a home in Anthem Country Club and belonging to the club are two separate things. If the golf and the clubhouse are part of why you’re looking, contact the club directly about current membership tiers, availability, and terms before you’re under contract, not after.

Know which enclave you’re in

The community spans many subdivisions, several with their own secondary gate. The enclave sets the vintage of the home, the lot size, and sometimes a second layer of HOA. Pin down the specific enclave before you get attached to a listing.

Check the vintage against the systems

The oldest homes here date to the late 1990s and early 2000s, which puts them in the window where roofs, water heaters, and HVAC come due. Ask what year the specific home was built and what has been updated rather than assuming from the community.

Understand the layered HOA

There’s a master association plus sub associations in many of the gated enclaves, so some homes carry more than one. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.

Is it guard gated?

Yes. Anthem Country Club has a staffed guard gate at the entrance, and many enclaves inside have their own gates on top of that.

Drive the hill honestly

The elevation is the appeal and also the tradeoff. You’re up above the valley, a few minutes from the 215 and the rest of Henderson. Drive your actual route at your actual time of day before you commit.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
