What Red Rock Country Club Is Actually Like
The short version, then the details.
This is the most golf-organized community in Summerlin. Two full eighteen hole courses sit inside the gates, and the streets are laid out around them rather than the other way round.
It’s guard gated with staffed entries, and several of the interior neighborhoods sit behind their own secondary gates on top of that.
The western boundary is Red Rock Canyon National Conservation Area. That’s the view, and it’s the reason the community reads differently at sunset than almost anywhere else in the valley.
I’ve been in Las Vegas since I was five. When this was built it was near the edge of what the west side was, and Downtown Summerlin later grew up around five minutes away.
The Golf Question
The single most misunderstood thing about buying here.
There are two courses and they work completely differently. One is open to the public. One is private and members only.
The Arroyo
The public course. Anyone can book a tee time, which means non residents play it too, and it has its own clubhouse.
The Mountain
The private course, for club members. This is the one that carries a membership requirement.
Owning a home here does not make you a club member. The country club is a separate membership with its own application, its own terms, and its own costs, on top of your HOA.
People assume the two come bundled and they don’t. If golf or the clubhouse is part of why you’re buying, contact the club directly and get the current membership terms in writing before you’re under contract.
What’s Inside the Gates
The club facilities are substantial, and they sit behind membership.
Which of these you can actually use depends on your membership category rather than your address. That’s worth mapping out before you buy rather than after.
The Homes
Roughly a thousand homes, plus a smaller group of custom estates on the ridge.
The bulk of the community is production and semi custom single family, sitting inside its own gated pockets. Above that sits a much smaller set of custom estates positioned for the view.
Most of it went up between the late nineties and the mid two thousands, with custom homes filling in since. Lot sizes vary widely, from around a sixth of an acre up past four fifths.
Homes from the original build window are now past twenty years, which puts roofs, water heaters, and HVAC in play. Many have been renovated. See what’s on the market right now.
Where It Sits
Summerlin South, on the western edge against the conservation land.
Being five minutes from Downtown Summerlin is the practical argument. You get the gate and the canyon without being far from groceries, restaurants, and the ballpark.

The Ridges
Next door and the opposite structure. The Ridges is custom architecture with a daily fee course. This is a members club with more conventional homes.
The Summit Club
Invitation only membership and a much higher entry point. If a private club is the goal, that’s the other end of the same idea.
Canyon Gate
Guard gated golf too, but older, smaller, and closer in toward Sahara and Durango rather than out against the canyon.
All of Summerlin
If the gate and the golf are not the point, the wider master plan has thirty other villages at a very different cost of carry.

Buying a home in a country club community and joining the country club are two separate transactions. I’ve watched people find that out late, and it’s an expensive surprise.

Club membership is separate from ownership
The most important item on this page. Buying a home inside the gates does not include club membership. It’s a separate application with separate terms and separate costs.
If the clubhouse, the tennis complex, the pools, or the private Mountain course are part of why you want to live here, get the current membership categories and terms from the club directly, in writing, before you go under contract.
Know which course you’re looking at
The Arroyo is public, so people who don’t live here play it. The Mountain is private. A home fronting one is a different daily experience from a home fronting the other. Ask which fairway the lot actually backs to.
Add up all the HOA layers
There’s the Summerlin master association, the Red Rock Country Club association covering the gates and common areas, and a sub association in several of the interior neighborhoods.
Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number. Club dues, if you join, sit on top of all of it.
Check the vintage against the systems
The main build ran from the late nineties into the mid two thousands, so a lot of these homes are past twenty years. Tile roof underlayment, water heaters, and HVAC come due in that window. Some have been fully renovated. Some haven’t.
Ask which interior gate the home sits behind
Several neighborhoods inside the community have their own secondary gates and their own character and lot sizes. The sub neighborhood tells you more than the community name does.
Plan for appointment showings
Staffed gates mean access is arranged ahead of time rather than dropped in on. Build that into your schedule if you’re touring across a short window.
How many homes are there?
Roughly a thousand single family homes across the gated neighborhoods, plus a smaller group of custom estates positioned on the ridge for the valley views.
Is it inside Summerlin?
Yes. It’s a village within the Summerlin master plan, so homes carry the Summerlin master association alongside their own.
What about schools?
School attendance zones and ratings change, and they can differ by address. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
