Homes for Sale in Queensridge
A guard gated community on the west side, known for its European inspired architecture and its setting beside Tivoli Village, tucked up against the Summerlin area.
What Queensridge Is Actually Like
The short version, then the details.
Queensridge is a guard gated community on the west side of the valley, built with a European sensibility that sets it apart from its neighbors.
It was developed by the Peccole family, the same family behind much of the surrounding west side, and built out from the late 1990s. The architecture leans toward a French and Mediterranean look, with detailed streetscapes and mature landscaping that give it a distinct character next to the more contemporary Summerlin villages nearby.
I have been in Las Vegas since I was five, and Queensridge is one of those names locals recognize right away. It sits at the edge of the Summerlin area with Tivoli Village, an open air shopping and dining center, right at its doorstep.
It is a community of custom and semi custom single family homes along with the One Queensridge Place high rise towers, so there is more than one way to live here under the same name.
The Setting
Queensridge is as much about what surrounds it as what is inside the gate.
European Architecture
French and Mediterranean influenced homes and streetscapes give the community a look that stands apart from the rest of the west side.
Tivoli Village
An open air shopping, dining, and office village sits right at the edge of the community, walkable from many of its homes.
Guard Gated Entry
A staffed gate controls access to the residential community, part of what draws buyers who look here.
High Rise Option
The One Queensridge Place towers offer a lock and leave high rise lifestyle within the same community, a rarity off the Strip.
The reason a lot of buyers look here: Queensridge pairs a distinctive, established look with a walkable village next door and a guard gate, all on the west side near Summerlin. That combination is hard to match elsewhere in the valley.
The Homes
Custom and semi custom single family, plus high rise condos.
Queensridge offers two very different ways to live, and which one you want changes the whole search.
Most of the community is custom and semi custom single family homes, many behind the gate, with the European styling the area is known for. The One Queensridge Place towers add a high rise condo option with its own amenities. Because so much of it is custom, homes vary widely from street to street.
Whether you want a custom home behind the gate or a high rise with a doorman, the specifics matter here. See what is on the market right now.

West Las Vegas, near Rampart and Alta, at the edge of the Summerlin area.
The location is a strong part of the pitch. You are on the west side with Red Rock and Summerlin close by, shopping and dining right at the edge of the community, and the 215 within reach for the rest of the valley.

How It Compares
Swipe through the communities buyers usually weigh against this one.
The Ridges
The custom home community deeper in Summerlin. The Ridges is more contemporary and elevated. Queensridge is more European in style and closer to the shopping at Tivoli Village.
Summerlin
The master plan next door. Summerlin is a whole planned community of villages. Queensridge is a single gated community with its own distinct architecture.
Spanish Trail
The original guard gated country club community farther south. Both are established and gated. Spanish Trail is built around golf, Queensridge around its village setting.
Peccole Ranch
The surrounding master plan by the same family. Peccole Ranch is broader and more varied. Queensridge is the gated, higher styled community within that larger west side story.

None of that makes one better. It makes them different, and I am happy to walk you through more than one so you can judge in person rather than from photos.
Queensridge is one of those names locals know right away. The European look, the gate, and Tivoli Village at the edge give it a character all its own on the west side.

Single family or high rise
Queensridge offers both custom single family homes and the One Queensridge Place high rise towers. They are very different lifestyles, with different HOA structures and amenities, so decide which one you are after before you start touring.
Understand the gate and the HOA
Much of the community is guard gated, and the association maintains the entry and common areas. Because dues and rules can change, I would pull the current figures for the specific home rather than quote a general number.
Living next to Tivoli Village
Having shopping and dining walkable at the edge of the community is a real draw, and homes closest to it trade a little quiet for that convenience. Decide how close to the village you want to be.
Check the surrounding land plans
The land around parts of Queensridge has been the subject of development discussion over the years. If a nearby parcel matters to your view or your street, I would look into the current status before you commit.
Drive the commute honestly
You are on the far west side, so the Strip and the airport are a longer trip than from the central valley. The 215 makes it workable. Drive your actual route at your actual time of day.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.

I have lived in Las Vegas since I was five years old. I have watched this valley grow from a small town into what it is now, and I have built my career in real estate here. If you are thinking about a move, I would love to talk it through with you.
