The 55+ Communities of the Las Vegas Valley

Southern Nevada has one of the deepest age qualified markets in the country. Here’s every major community, what the 55 and older rule actually requires, and how to work out which one fits.

What “Age Qualified” Actually Requires

This gets explained badly almost everywhere, so let’s do it properly.

A 55+ community is a lawful exception to the Fair Housing Act, not a marketing label. It operates under the Housing for Older Persons Act.

To qualify, a community has to meet three conditions. At least 80 percent of occupied units must have at least one resident aged 55 or older. The community has to publish and follow policies showing it intends to operate as housing for older persons. And it has to verify resident ages through a documented survey process.

The practical consequences are the ones people ask me about. That 80 percent threshold is why a younger spouse can usually live there, and why the age rule applies to the household rather than to every person in it.

What varies from one community to the next are the specifics written into its own governing documents: the minimum age for a second occupant, whether anyone under 19 can be a permanent resident, and how long grandchildren can visit. Those are set in the CC&Rs, not by federal law, so read them for the specific community you’re considering.

Sun City Summerlin

The original, built by Del Webb starting in 1989 on roughly 2,400 acres at the western edge of Summerlin. It’s the largest age qualified community in Nevada at 7,781 homes, with four community centers, three 18-hole courses, and the Starbright Theatre.

The smaller Henderson option at 2,513 homes, tucked into the MacDonald Ranch area of Green Valley. An 18-hole course, a clubhouse with fitness and hobby rooms, and a more compact footprint than the two big Sun Cities.

A guard gated golf community in 89130 that works differently from the others. It’s an all-ages community with several age qualified villages inside it, built mostly between the late 1980s and 2001, with mature landscaping to match.

Worth knowing about Los Prados: because only part of it is age qualified, you have to confirm which village a specific home sits in. I check that on every showing there, and it catches people out more often than you’d expect.

The Newer Builds

Del Webb came back to the valley in 2020, and the builders have been busy since.

If you want newer construction rather than a home from the 1990s, this is where to look.

Del Webb at Lake Las Vegas opened in Henderson in February 2020, its first new Las Vegas community in more than a decade, followed a month later by Del Webb at North Ranch in North Las Vegas. Both are single-story gated communities with their own clubhouses.

On top of those, Lennar has built Heritage at Stonebridge in Summerlin West and Heritage at Cadence on the eastern edge of Henderson. Toll Brothers built Regency at Summerlin, and Shea built Trilogy at Sunstone in the northwest.

How to Narrow It Down

The questions that actually separate these communities from each other.

Do you golf, or do you want everything but golf?

This is the fastest sorting question. Sun City Summerlin, Sun City Anthem, Sun City MacDonald Ranch, Siena, and Los Prados are all built around courses. Ardiente and the Heritage communities are not.

If you play regularly, look at whether golf is included in the dues or billed separately at resident rates. It varies, and over a year the difference is real.

How old a house are you willing to own?

Sun City Summerlin homes date from 1989 to 1999. That means mature landscaping and established streets, and it also means original HVAC, water heaters, and roofs unless a previous owner replaced them.

The 2020s communities give you current construction and current efficiency, on smaller lots with landscaping that hasn’t filled in yet. Neither is better. They’re different trades.

Are you here year round, or part of the year?

If you’re splitting time, the gated communities with landscape maintenance included handle a long absence better than a larger lot you’re responsible for.

Inventory in these communities also moves seasonally. Spring tends to bring the widest selection as part-year owners make decisions.

What does the HOA actually cover?

Ask specifically. In some communities the dues cover front landscape maintenance and all the recreation facilities. In others recreation is covered and landscaping is on you.

Where a community sits inside a larger master plan, like Sun City Anthem and Solera inside Anthem, there’s a second set of master plan dues on top of the community dues.

How far are you from the things you’ll actually use?

Map the drive to the medical care you use, the airport, and family, before you fall for a floor plan. The valley is about 25 miles across and these communities sit at opposite edges of it.

Sun City Summerlin sits at higher elevation on the west, Sun City Anthem sits elevated on the south, and Sun City Aliante is at the north end. Those are three genuinely different commutes.

Read the reserve study before you write an offer

Nevada requires the seller to give you a resale package under NRS Chapter 116. It includes the budget, the reserve study, the rules, and any pending assessments.

In communities with extensive shared amenities, the reserve study matters more than usual. Clubhouses, pools, and courses are expensive things to replace.

People shop these communities by amenity list. The ones who get it right shop by which clubhouse they’d actually drive to on a Tuesday.

Does everyone in the household have to be 55 or older?

Generally no. The federal standard is that at least 80 percent of occupied units have at least one resident 55 or older, so the qualification attaches to the household rather than to every occupant.

Each community sets its own rule for a second occupant in its governing documents, so check the CC&Rs for the specific community.

Can grandchildren stay with us?

Visits are normal and expected. What’s regulated is permanent residency, and communities typically set a minimum age for that plus a cap on how long a guest can stay.

The numbers vary by community. Read the rules in the resale package rather than relying on what a neighbor tells you.

Are all of the 55+ communities gated?

No. Siena and Los Prados have guard gated entries, Solera and Ardiente are gated, and the larger Sun Cities are largely open with some gated sections.

Ask about access when you tour, since it also affects how deliveries, contractors, and guests get in.

Should I buy resale or new construction?

Resale gets you into the established communities with the deepest amenities, and the inventory is far larger. Sun City Summerlin and Sun City Anthem are resale only now.

New construction gets you current systems and a warranty, on a newer and usually smaller lot. Also note that new construction gets no property tax cap in its first fiscal year.

Are the homes single story?

Overwhelmingly yes, and that’s a large part of the appeal. Single-story layouts are the default across the Sun Cities and the newer age qualified builds.

Some communities include attached villas and townhome-style products alongside detached single-family homes, so the mix is worth asking about.

How do the property taxes work here?

The same as anywhere else in Clark County. Your primary residence tax bill is capped at 3 percent annual growth under NRS 361.4723, but only if you file the owner-occupancy claim with the assessor.
