Homes for Sale in Spanish Trail
One of the valley’s original guard gated country club communities, built around 27 holes of golf on the west side, with mature trees and a settled, grown in feel.
What Spanish Trail Is Actually Like
The short version, then the details.
Spanish Trail is one of the communities that helped define guard gated country club living in Las Vegas.
It was established in the early 1980s, back when the west side was still the edge of town, and it was built around the Spanish Trail Country Club and its 27 holes of golf. The Mediterranean styling and the mature landscaping that came with decades of growth give it a settled, established feel that newer communities cannot fake.
I have been in Las Vegas since I was five, and Spanish Trail was one of the first names people used when they talked about a gated golf community here. It set a template that a lot of later communities followed.
Behind the gate you will find a mix of custom homes, townhomes, and condominiums across a set of neighborhoods, so there is more than one way to live inside the community.
The Amenities
The country club and the gate are the heart of Spanish Trail.
27 Holes of Golf
The Spanish Trail Country Club offers three nine hole layouts woven through the community, the feature it was planned around.
The Country Club
A clubhouse with dining, tennis, and member facilities anchors the community, giving it a social center behind the gate.
Guard Gated Entry
A staffed gate controls access, one of the reasons Spanish Trail became a benchmark for gated living in the valley.
Mature Landscaping
Decades of growth mean tall trees, shaded streets, and established greenery you do not find in newer communities.
The reason a lot of buyers look here: Spanish Trail offers the golf, the gate, and the maturity of a community that has been here for decades, all on the west side. For buyers who want established rather than brand new, that is the whole appeal.
The Homes
Custom homes, townhomes, and condos across several neighborhoods.
Spanish Trail is not one kind of home, which is part of what has kept it relevant for so long.
The community holds a range of housing, from custom single family homes on golf frontage to townhomes and condominiums in their own sections. Because it was built out across the 1980s and 1990s, the homes here are established, and neighborhood by neighborhood the style and size vary.
The neighborhood within Spanish Trail matters, since it sets the home type, the association, and whether you back the course. See what is on the market right now.
Where It Sits
West Las Vegas, near Rainbow and Tropicana, close to the 215.
The location is a quiet strength here. You are on the west side but closer in than the newer master plans, so the Strip and the airport are a short drive, and the 215 is right there for everything else.
Spanish Trail sits on the west side of Las Vegas in the 89113 zip code, near Rainbow and Tropicana.
How It Compares
Swipe through the communities buyers usually weigh against this one.
Canyon Gate
Another established guard gated golf community nearby. Both are mature and course centered. It often comes down to which clubhouse and layout you prefer.
Queensridge
The gated west side community near Tivoli Village. Queensridge leans European and village focused. Spanish Trail leans golf and country club, and is older.
Spanish Hills
The nearby gated community of larger custom estates. Spanish Hills is more custom and estate scaled. Spanish Trail offers more variety and a full country club.
Summerlin
The master plan farther northwest. Summerlin is newer and larger with many villages. Spanish Trail is a single established gated community closer to the center.

Know which neighborhood you are in
Spanish Trail is made up of several neighborhoods with different home types, from custom golf frontage homes to townhomes and condos. Pin down the specific one, since it sets the style, the association, and the feel.
The country club is separate
Living in Spanish Trail and belonging to the country club are two different things. If golf or club access matters to you, ask about current membership options and terms rather than assuming they come with the home.
Understand the HOA structure
There is a master association plus sub associations in many sections. Because dues and rules vary by neighborhood and can change, I would pull the current figures for the specific home rather than quote a general number.
Check the vintage against the systems
Many homes here are several decades old, so roofs, water heaters, and HVAC are worth a close look. Ask what has been updated and when for the specific home rather than assuming from the community.
Golf frontage is a tradeoff
Backing the course brings the view and the open space, along with the occasional stray ball and course traffic. Decide whether golf frontage is worth it for you before you narrow your search.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.

I have lived in Las Vegas since I was five years old. I have watched this valley grow from a small town into what it is now, and I have built my career in real estate here. If you are thinking about a move, I would love to talk it through with you.
