What Legacy Is Actually Like
The short version, then the details.
Legacy was Henderson’s first guard gated golf community, and it still carries itself that way.
It sits right at Green Valley Parkway and Warm Springs Road, tucked inside the larger Green Valley master plan that American Nevada Corporation started building out in the 1980s. Legacy itself broke ground in 1989, which makes it one of the more established gated communities on this side of the valley.
I’ve sold homes on both sides of Green Valley Parkway for years, and Legacy always reads a little different from the newer master plans further out. The trees have had thirty five plus years to grow in, the lots are mature, and the whole layout was designed around a working golf course rather than dropped in around it later.
It’s not one single subdivision either. Inside the Legacy name you’ll find several distinct neighborhoods, from estate sections like Augusta and the Masters to condo buildings like Legacy West and Legacy Courtyard, so the feel of the streets changes depending on which pocket you’re standing in.
Golf, the Gate and the Green Space
This is the part that sets Legacy apart from the master plans built after it.
The Legacy Golf Club
An 18 hole public course originally designed by Arthur Hills in 1989 and reworked by John Fought and Todd Schoeder in 1996. Driving range, practice facilities and an on site restaurant.
The Guard Gate
The estate sections sit behind a manned, guard gated entrance with regular patrols, which is a big part of why long time residents chose Legacy in the first place.
Cornerstone & Paseo Verde Parks
Both sit just outside the gate, a few minutes away, with sports fields, walking paths and open lawn.
The District at Green Valley Ranch
An open air shopping and dining district a short drive away, with a mix of restaurants, shops and a movie theater.
Worth knowing: the golf course is public, not a private club, so living inside Legacy doesn’t come with a required membership. Plenty of residents never play a round.
The Homes
A community built in layers, not all at once.
Say “Legacy” and you could mean a golf frontage estate or a two bedroom condo, and both answers are correct.
The estate side includes neighborhoods like Augusta, the Masters, the Reserve and Treviso, mostly single family homes on lots that back up to fairways or open common area. There’s also American West Legacy and Sandcastle, and condo buildings including Legacy West and Legacy Courtyard, which sit closer to Wigwam Parkway and give you a lower maintenance option inside the same gates.
Because it all went up starting in 1989, this is a resale market almost entirely. If you’re the type who wants to know what year a roof or a water heater was actually installed, ask for the specifics on the exact address rather than assuming from the community name.

Where It Sits
Central Henderson, inside the Green Valley master plan.
You’re centrally located inside Henderson here, not out on an edge of the valley, which is part of why a lot of buyers who grew up in Green Valley end up circling back to Legacy when they’re ready to move up.

Shop the neighborhood, not just the name
“Legacy” covers golf frontage estates, interior single family homes, and condo buildings, and they don’t behave the same way in the market. Ask which specific neighborhood a listing is in before you compare it to another one.
Check the vintage against the systems
Most of Legacy went up between 1989 and the late 1990s, which puts a lot of these homes well past the original age on roofing, water heaters and HVAC. Ask what’s original and what’s been replaced on any specific address.
Understand the HOA structure
There’s a master association, and some sections carry a sub association on top of that, particularly the condo buildings. Dues and coverage vary by section, so I’d pull the current numbers for the specific home rather than quote a general figure.
Is the golf course a required membership?
No. The Legacy Golf Club is a public course. You can live inside the gates and never join anything golf related, and plenty of residents do exactly that.
Ask about the guard gate hours and access
Gate staffing and visitor procedures can differ by entrance and by time of day. If that matters to your routine, ask about the specific gate that serves the home you’re looking at.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the Clark County School District for any home you’re serious about.
