Where Custom Building Happens Here
Lots and existing custom homes concentrate in a handful of places.
Buying Existing vs Building
Worth pricing both before you commit to either.
An existing custom home
You see exactly what you are getting and you know the number. No design phase, no approvals, no construction risk.
Building from a lot
Exactly what you want and nothing you did not choose. It also takes years and carries real cost risk between design and completion.
Semi custom
A builder’s base plans with substantial choice on layout and finishes. The middle path a lot of buyers land on.
Hillside lots need homework
Grade, utilities, and a soils report determine what building really costs. Get those answers before you close on land.
The full process, from lot due diligence through the two rounds of approvals, is in my custom home guide.
Get a soils report and a grading estimate before you close on the lot. On a hillside here, the dirt work can cost more than people budget for the whole exterior.
Common Questions

Are these listings current?
Yes. They come from the local MLS feed and refresh throughout the day, so you are seeing active inventory rather than a stale portal snapshot. Anything that goes under contract drops off quickly.
Where can I build a custom home in Las Vegas?
Custom lots concentrate in the hillside communities, including Ascaya and MacDonald Highlands in Henderson and the elevated Summerlin villages such as The Ridges, plus established estate areas closer in. There are also occasional infill and teardown opportunities in older neighborhoods with larger parcels.
Is building cheaper than buying an existing custom home?
Frequently not, once you total land, site work, design fees, construction, and landscaping, and account for the time. Building gives you exactly what you want. Buying gives you certainty about the number and the ability to see the finished product. Price both before deciding.
Do I need approval from more than the city?
In a custom community, yes. You need the jurisdiction’s building permits and separately the design review committee’s approval on your architecture. They run different standards and different timelines, so read the guidelines before you hire an architect.
