A 793 acre guard gated village at the highest ground in Summerlin, where the Strip sits on one horizon and Red Rock Canyon sits on the other.
What The Ridges Is Actually Like
The short version, then the details.
Most of Summerlin was planned on flat ground and then landscaped. The Ridges was planned on the hills, and the topography does most of the work.
It sits at the highest elevation of any village in Summerlin, right up against the foothills below Red Rock Canyon. That single fact drives almost everything else about it.
Streets follow the contours instead of a grid. Lots step up and down the slope. Houses are designed around the direction they face, because facing east buys you the valley and the Strip at night, and facing west buys you the escarpment.
I have lived in Las Vegas since I was five, and I can tell you this was the far edge of nothing when Howard Hughes opened it in 2000. Summerlin Parkway did not yet feel like it went anywhere. Now it is the address the rest of the west valley measures itself against.
The other thing to understand is that The Ridges is not one neighborhood. It is a collection of separately gated enclaves behind a shared main gate, and the differences between them are real. Which enclave a home sits in tells you more than the community name does.
Architecture here skews desert contemporary rather than Mediterranean, which is unusual for Las Vegas. A lot of what people now think of as the modern Vegas look, the flat rooflines and the glass walls that slide away, was worked out on these lots by builders like Blue Heron, Sun West Custom Homes, and Christopher Homes.
The Enclaves Inside the Gate
This is the part most buyers underestimate. Shop the enclave, not the village.
Nine of the neighborhoods were custom homesite neighborhoods, released in phases over about two decades. The rest are semi custom and attached product. Each one has its own character, its own lot sizes, and in most cases its own second gate.
The custom enclaves
Falcon Ridge, Promontory, Rimrock, Silver Ridge, Redhawk and others. Ground up custom homes on lots that run from about a quarter acre well past an acre, generally higher on the slope.
Azure and Indigo
Two of the later custom releases. Indigo sits on 22 acres alongside the golf corridor and was planned for 28 homesites, restricted to single level homes.
Talon Ridge and The Pointe
Talon Ridge was the ninth and final custom neighborhood, opened in 2019 with 17 homesites. The Pointe is the smallest enclave, a dozen homes behind an additional gate.
Topaz Ridge and Fairway Hills
Topaz Ridge was built single story only. Fairway Hills is the attached and smaller footprint side of the community, which is the entry point into the village for a lot of buyers.
Why this matters: two homes can both be listed as The Ridges and sit in completely different products, different lot sizes, and different assessments. When you send me a listing, the first thing I look at is which enclave it is in.
Club Ridges, and the Golf Course Rebuild
The biggest change here in twenty years is happening right now.
If you looked at The Ridges a few years ago and have not looked since, the golf situation is completely different.
The course running through the community was Bear’s Best Las Vegas, a Jack Nicklaus design that opened in 2001 and was built around replica versions of his favorite holes from courses around the world. It was public, and for a long time it was one of the more popular rounds in the valley.
It closed to public play at the end of June 2025. New ownership took it over and is rebuilding it from the ground up as Amara Golf Club, a private members only club with a new clubhouse, designed alongside Jackson Kahn Design. Reopening has been targeted for October 2026, with a small group of club villas planned to follow into 2027.
So if you tour today, you are touring during construction. That is worth knowing before you walk a home whose entire back yard looks out over the corridor. Some buyers see a temporary view of earthwork. Others see that the green space is now committed to golf use instead of sitting there as developable residential land, which is exactly what the new owners said they were solving for. I would rather you decide which of those you are than have me tell you.
Separately from golf, residents have Club Ridges, the private community club with a fitness building, a resort style pool, tennis courts and gathering space. It was reworked a few years back and comes through the association rather than as a golf membership.
The Homes
Custom, semi custom, and attached, spanning about twenty five years of building.
There is no single Ridges house, and anyone who describes one to you is describing one enclave.
The earliest homes date to the first few years after 2000. The newest custom homes are still being completed on lots that traded much later, which means you can walk two homes a block apart that were designed a full generation apart in taste and in systems.
What runs consistently through the custom side is the desert contemporary vocabulary. Long horizontal lines, natural stone, stucco, deep overhangs, and a lot of glass pointed at whichever view the lot was bought for. Pocketing door systems that open the back of the house to the patio are close to standard at the upper end.
The semi custom and attached homes in the lower enclaves are a different product entirely, built by production builders to a plan, and they are how most people actually get into the village.

Where It Sits
Western rim of the valley, west of the 215, at the top of Summerlin South.
The trade is simple. You are as close to Red Rock Canyon as residential Las Vegas gets, and you are farther from the east and north sides of the valley than most people expect when they look at a map. The 215 makes it work. Drive it yourself at the hour you would actually be driving it.
The Ridges sits at the western edge of Summerlin South in the 89135 zip code, west of the 215 Beltway and below the Red Rock Canyon escarpment.
How It Compares

The Summit Club
The other hillside address in Summerlin, and a private club community rather than a village. Smaller, newer, and organized entirely around membership. The Ridges is a residential village that happens to have golf in it.
Red Rock Country Club
Down the hill, guard gated, built around two courses that are open and running today. If playing golf this season matters more than elevation and views, that difference decides it.
MacDonald Highlands
The Henderson answer to the same idea. Hillside lots, custom contemporary homes, Strip views from the other direction. Really a question of which side of the valley your life is on.
Ascaya
Pure custom, carved into Black Mountain, with no established village around it. More dramatic site, less built out context. The Ridges gives you neighbors, a club, and a finished streetscape.
Queensridge
Older, closer in, and more traditional in its architecture. A shorter drive to the middle of town, without the elevation or the desert contemporary language.

Shop the enclave, not the village
The most important thing about buying here. The enclave determines the lot size, the vintage, the design guidelines, whether it is custom or semi custom, and which assessments apply. Two listings both saying The Ridges can be completely different propositions.
What is happening with the golf course?
The former Bear’s Best closed to public play in June 2025 and is being rebuilt as Amara Golf Club, a private members only club, with reopening targeted for October 2026. If you are buying on the corridor, you are buying during construction. Ask me for the current state of the work before you tour.
Is a club membership included with the house?
Club Ridges, the residents club with the fitness building, pool and tennis, comes with living in the village through the association. Golf at Amara is a separate private membership with its own terms, and buying a home does not automatically hand you one. Confirm the current membership structure before you count on it.
Understand the HOA structure
There is a master association plus enclave level associations, so most homes here carry more than one. It varies meaningfully by address, so I would pull the current figures and the reserve study for the specific home rather than quote a general number.
Check the vintage against the systems
The earliest homes are now well past twenty years old. On a house with this much glass, this much roof and this much mechanical equipment, that is a real inspection conversation. Ask what year the specific home was completed rather than assuming from the community.
How showings work inside the gates
Appointment only, cleared through the gate ahead of time. You cannot drive in and wander. Plan your touring day in advance, and expect less same day flexibility than you would have anywhere else in the valley.
Can you still build here?
The custom homesite program sold out, with the final lots released years ago. Ground up building now generally means buying an existing lot or an existing home in a resale transaction. New construction in the traditional sense is not available from the developer.
Design guidelines are strict
Custom enclaves here run through architectural review, and several have restrictions such as single level only. If you are planning to build or substantially remodel, read the guidelines for that specific enclave before you fall in love with a lot.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.
