Granada Hills is a close-knit community in southwest Las Vegas. Located in the Tiburon subdivision nestled against rolling hills and scenic desert views, Granada Hills is a gated, guarded neighborhood located in the Las Vegas Zip Code 89147.

Within the Tiburon subdivision lay the 150 homes of Granda Hills, built between 1996 and 2003. Residents will enjoy the cozy homes starting at 2200 square feet, while bigger groups or those who desire more space have larger floor plan options, up to 4500 square feet.

Location

The homes in Granada Hills were constructed by Rhodes Homes, a popular home building company in the Valley. The community is bordered by West Tropicana to the south, and less than a mile from the SR 215 beltway, making commutes to other areas of the Valley easy.

Behind the guarded gate, neighborhood roads are lined with sidewalks, wide enough for joggers, strollers, and bikes.

Features

dark kitchen, hardwood floors, island Many houses in Granada Hills have open floor plans on the main level, with wide staircases and open halls on the second story. Finishes are high-end, either burnished metal or stainless steel, and many homes have hardwood floors in the common areas. Kitchens are luxe, with quartz or granite counters and custom cabinetry.

Expect to see professional grade appliances in many homes. Although Granda Hills is secured behind a guarded gate, many homes have been retrofitted with smart home security systems. Ceilings on the main level are vaulted, with ceiling fans and large windows. Many homes boast expansive master suites, with garden tubs and luxe finishes standard.

En-suite bathrooms for the other bedrooms are also common. Larger homes may have a bonus media room or a home office with vaulted ceilings and French doors.

Exterior finishes vary according to homeowner taste; many homes are stucco, with tile roofs, although there are some houses with more traditional siding or brick and asphalt roof tiles.

Some homes have grass lawns, while others use small gravel and sand to landscape in harmony with the desert surroundings. Palm trees give shade, and there are many natural plants native to Nevada.

Home Owners Association

Granda Hills homeowners are required to join the homeowners association. The HOA takes care of the landscaping and upkeep of the neighborhood jogging trails and local park and playground.

There are also community events sponsored by the HOA, as well as regulations to ensure that homes are kept in good condition and neighbors are respectful.
