What Summerlin West Is Actually Like

The short version, then the details.

Summerlin West is the active, still delivering edge of the Summerlin master plan, sitting west of the 215 Beltway and north of Far Hills Avenue.

The Howard Hughes Corporation began developing this section in the early 2010s, and it’s still building today, with Red Rock Canyon National Conservation Area immediately to the west and La Madre Mountain Wilderness Area beyond it. The elevated terrain gives most homes panoramic views back across the valley toward the Strip.

I’ve been in Las Vegas since I was five, and Summerlin West is the clearest example I can point to of how far this master plan has grown since the original village opened decades ago. This is Summerlin’s frontier right now.

Is Summerlin West still building?

Yes, several villages including Stonebridge, Redpoint Square, and Kestrel have active new construction alongside resale inventory.

What villages make up Summerlin West?

The Vistas, The Paseos, Reverence, Stonebridge, Redpoint, Redpoint Square, Kestrel, Kestrel Commons, Grand Park, and La Madre Peaks, with more planned as the area builds out.

Is it gated?

It varies by village. Some, like sections of Reverence and The Paseos, are guard gated, while others are open.

How does the HOA work?

Homes typically carry the Summerlin master association fee plus a village level HOA, and gated communities often add a further amenity fee. I’d want to pull the current figures for the specific home rather than quote a general number.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.

I’ve lived in Las Vegas since I was five years old. I’ve watched this valley grow from a small town into what it is now, and I’ve built my career in real estate here. If you’re thinking about a move, I’d love to talk it through with you.
