Inside Summerlin South
The southern half of Summerlin, in unincorporated Clark County, running from Charleston down to Russell with Red Rock along its western edge.
What Summerlin South Actually Means
It is a real, mapped place, not just a direction.
Summerlin South is the part of Summerlin that sits outside Las Vegas city limits, in unincorporated Clark County.
Buyers hear the name and assume it is loose shorthand for the newer half of the master plan. It is not. Clark County adopted a Summerlin South Land Use and Development Guide in June 1995 and updated it in 2005, and the boundaries are specific: Charleston Boulevard on the north, Russell Road on the south, Hualapai Way on the east, and the Red Rock Canyon National Conservation Area on the west.
The census tracks it separately too, as its own designated place. That is why you will sometimes see population figures for Summerlin South that look unrelated to the figures for Summerlin as a whole.
Practically, the line matters for one reason most people do not think about until they are in escrow. Your governing body, your permitting office, and your code enforcement all run through Clark County here rather than the City of Las Vegas. It does not change the mailing address, which still reads Las Vegas.
This is also where Downtown Summerlin sits, so the shopping, the ballpark, the arena, and most of the newer commercial core of the master plan fall on this side of Charleston.
What Is Actually Inside the Boundary
The recognizable pieces of Summerlin that sit south of Charleston.
Downtown Summerlin
The open air retail core, plus the ballpark and the arena just across from it.
Golf
The county plan allows up to 90 holes across the area, and several courses were built out.
Red Rock at the back door
The conservation area forms the western boundary, so the trailheads are a short drive.
Established villages
Some of Summerlin’s best known villages sit inside this footprint rather than in the north.
Worth knowing: Summerlin South is not a homeowners association you join. It is a planning and census boundary. Your actual HOA is the Summerlin master association plus whatever village association your specific street falls under.
The Homes
Two decades of construction inside one boundary.
The housing here runs from mid nineties production homes to guard gated custom estates, and the difference is decided by village, not by the Summerlin South label.
Because the plan was adopted in 1995 and built out over the following twenty-plus years, the vintage spread is wide. A home near the eastern edge can be nearly thirty years old. A home in a later phase can be a decade newer with completely different systems and finishes.
You will find attached product, standard single family, semi custom, and full custom lots, sometimes within a mile of each other. That is the nature of a village based master plan.
The practical takeaway is the same one I give people about Summerlin generally. Shop the village first, then the street, then the house.
If you are comparing two homes that both say Summerlin South, check the village and the build year before you compare anything else. See what is on the market right now.
Where It Sits
Western rim of the valley, south of Charleston, east of Red Rock.
The 215 runs along the eastern side of this area, which is what makes the rest of the valley reachable. Head the other direction and the pavement runs out at the conservation area, which is the whole appeal for a lot of the people who buy here.
Summerlin South covers the portion of the master plan below Charleston Boulevard, in unincorporated Clark County, almost entirely within the 89135 zip code.
How It Compares
Swipe through the communities buyers usually weigh against this one.
Summerlin North
The older half, inside Las Vegas city limits. Mature landscaping and 1990s vintage against a newer, county governed footprint.
Summerlin West
The newest growth, west of the 215. Still under construction, with newer product and fewer finished amenities.
Mountain’s Edge
Another large master plan, but on the southwest rim and organized around a peak instead of a retail core.
Spring Valley
Directly southeast and much older. More house per lot in many cases, without the master plan structure.
Scroll sideways for more
None of that makes one better than another. It makes them different, and I am happy to walk you through more than one so you can judge in person rather than from photos.
Summerlin South is an actual boundary on a county map, not a vibe. Knowing which side of Charleston you are on changes who you call when something goes wrong.

Is Summerlin South part of Summerlin?
Yes. It is the portion of the Summerlin master plan south of Charleston Boulevard. The difference is that it sits in unincorporated Clark County rather than inside Las Vegas city limits.
Is Summerlin South in the City of Las Vegas?
No. It is unincorporated Clark County. Your mailing address still says Las Vegas, which is why this trips people up constantly.
What zip code is Summerlin South?
Nearly all of it is 89135. A few edges touch neighboring zips, so confirm on the specific property.
Does it have its own HOA?
Not as a boundary. You will have the Summerlin master association and almost always a village level association on top of it. Pull the current figures for the exact address.
Are there gated neighborhoods here?
Yes, several, including guard gated ones. It is determined at the village level, so confirm on the specific home.
Is there new construction left?
Some, but most of the remaining new build activity in Summerlin has moved west. Most transactions here are resale.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.

I have lived in Las Vegas since I was five years old. I have watched this valley grow from a small town into what it is now, and I have built my career in real estate here. If you are thinking about a move, I would love to talk it through with you.
