Builders here include Jade Ridge by William Lyon Homes, Nova Ridge by Pardee Homes, and Onyx Point by Richmond American Homes, all built in a desert contemporary style that matches the surrounding landscape. The village also includes Regency, an age qualified community by Toll Brothers, Summerlin’s first age restricted community in over 15 years.
I’ve been in Las Vegas since I was five, and I’ve watched Summerlin expand south toward the Spring Mountains over the years. The Cliffs is the furthest edge of that expansion, and the views out toward both the Strip and the mountains reflect it.

Cowabunga Canyon
The former Wet ‘n Wild reopened in 2021 with 25 slides and a lazy river, right in the village.
Faiss Community Park
A neighborhood park serving the village, along with Oak Leaf Park’s shaded playgrounds and pickleball courts.
Aquatic Springs Indoor Pool
Built by Howard Hughes Corp and deeded to Clark County, a public indoor pool facility.
Bishop Gorman High School
The private high school sits just north of the village.
Worth knowing: Residents also have access to Summerlin’s full amenity network, over 150 miles of trails, 235 parks, and 10 golf courses valley wide.

Homes in The Cliffs feature a distinctly modern, desert contemporary look, a departure from the more traditional Mediterranean and Spanish styles common in older Summerlin villages.
Sizes typically run from around 2,000 to well over 3,600 square feet, with most homes featuring three or more bedrooms and bathrooms across single and multi-level floor plans.

Being the furthest south Summerlin village means quick access to the 215 Beltway and a genuine sense of open space, without giving up Summerlin’s brand and amenity network.
