The Half That Was Built First

Summerlin started in 1990, and it started here.
Summerlin North is the portion of the master plan north of Charleston Boulevard, and unlike the southern half it sits inside the municipal limits of the City of Las Vegas. That means city permitting, city code enforcement, and a different set of offices to call than the county side of the equation.
What you notice first has nothing to do with jurisdiction. It is the trees. Thirty-plus years of growth means the streets up here read differently from anything under construction on the west side, where the landscaping is still knee high.
I have been in this valley since I was five, and I remember Summerlin being marketed as the far edge of town. Now it has a full grown canopy and the far edge is several miles further west.
The village names up here are the ones people have been saying for decades. Sun City Summerlin, The Trails, The Pueblo, The Crossing, The Canyons, The Gardens, The Hills. Each one has its own character and its own association.

Street trees with three decades on them, which is not something a new build can offer you.

The parks, the trails, and the retail are all delivered. Nothing here is still a rendering.
Golf close by
Several courses sit in or next to the northern villages, including the TPC layouts.
Trail system
The Summerlin trail network runs through here and connects the villages on foot.
Worth knowing: Summerlin North includes Sun City Summerlin, which is age qualified. If you are not looking for a 55+ community, make sure the listing you are considering is not inside it.
The Homes
Nineties and early two-thousands, mostly.
Most of what trades up here was built between the early nineties and the early two-thousands, which puts a lot of it in the window where major systems come due.
That is not a warning, it is a shopping instruction. Tile roof underlayment, water heaters, HVAC, and original pool equipment all have a lifespan, and a home from 1994 that has never been touched is a different purchase from the identical floor plan that was updated five years ago.
The upside is that the lots up here are often more generous than what you get in newer construction, and the mature landscaping is already paid for.
You will find single story production homes, two story tract homes, townhomes, condos, guard gated custom estates, and age qualified product, all under the Summerlin North umbrella.
Ask what year the specific home was built and when the roof and mechanicals were last addressed, rather than assuming from the village name. See what is on the market right now.
Where It Sits
North of Charleston, west of the 95, inside city limits.
Summerlin Parkway is the artery up here and it feeds straight to US 95, which is a genuinely different commute pattern than the 215 dependent southern and western villages. If your daily drive goes north or downtown, this side has the advantage.

Peccole Ranch
Just outside the master plan to the east, similar vintage, without the Summerlin association structure.

Is Summerlin North in the City of Las Vegas?
Yes. Unlike Summerlin South and most of Summerlin West, the northern portion sits inside Las Vegas municipal limits.
What is the difference between Summerlin North and Summerlin South?
Charleston Boulevard is roughly the dividing line. North is older and inside city limits. South is newer, in unincorporated Clark County, and contains Downtown Summerlin.
Is Sun City Summerlin part of Summerlin North?
Yes, and it is age qualified. Make sure any listing you are considering is or is not inside it, depending on what you want.
How old are the homes?
Most were built between the early 1990s and the early 2000s. Check the specific year and the condition of roof, HVAC, and water heater on any home you are serious about.
Are there two HOA fees?
Usually. There is a Summerlin master association plus a village level association in most neighborhoods. Because it varies by address, I would pull the current figures for the specific home.
Is there any new construction here?
Very little. Summerlin North is built out. New construction in Summerlin has moved west.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.
