The Arbors is one of the villages that built Summerlin’s reputation. It’s an original, up in Summerlin North, and it has had close to thirty years to fill in.
Summerlin is organized into villages rather than one continuous grid, and each one has its own feel. The Arbors began in 1996 as one of the earlier ones, which is why the landscaping is mature and the neighborhoods feel settled rather than new.
I’ve been in Las Vegas since I was five, and I’ve watched Summerlin grow village by village out toward the mountains. The Arbors is one of the established, closer in villages, which is a different proposition from the newer villages farther west.
Inside it you get a mix. Some neighborhoods are gated, some are open, and the homes range from single family to attached, so two listings in The Arbors can be quite different from each other.

Several neighborhood parks sit within The Arbors, part of the Summerlin standard of a park within walking distance of most homes.
The Trail Network
Summerlin’s connected trails and paseos thread through the village, linking neighborhoods and parks on foot.
Downtown Summerlin
The dining, shopping, and entertainment of Downtown Summerlin sit a short drive away for bigger outings.
Red Rock Nearby
Like the rest of Summerlin, The Arbors sits on the west edge of the valley, close to Red Rock Canyon and the mountains.
The Summerlin thing to understand: you’re buying the village as much as the house. The Arbors comes with the Summerlin North master association and its standards, plus a sub association in many neighborhoods. That structure is a big part of why Summerlin holds up the way it does.

The Arbors is a settled village, so the homes carry the character and the considerations of that era of Summerlin.
You’ll find single family homes and attached homes, in gated and non gated neighborhoods, many with the tile roofs and floor plans of that build period. Plenty have been updated over the years, so condition varies from one street to the next.

Where It Sits
Summerlin North, on the west side of the valley near Summerlin Parkway.
The location is a big part of the appeal. Summerlin Parkway and the 215 put the rest of the valley within reach, and you’re still on the west edge, close to the mountains and the open desert that make this side of town what it is.

The guard gated golf village. Red Rock Country Club is built around the private course. The Arbors is a general Summerlin village without a single defining club.
The Vistas
A slightly newer Summerlin village to the southwest. Similar idea, different vintage and location. Often just a question of which streets and which pocket you like.

If you’re open to any village, that’s a wider search. The Arbors narrows it to one established, closer in part of the master plan.

The Arbors is a village made of many neighborhoods, some gated and some open. The neighborhood sets the vintage, whether there’s a gate, and the sub association, so pin down the specific one before you get attached to a listing.
Understand the Summerlin HOA structure
You’re under the Summerlin North master association plus, in most neighborhoods, a sub association on top of it. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.
Check the vintage against the systems
Most homes here date to the late 1990s and 2000s, which puts them in the window where roofs, water heaters, and HVAC come due. Ask what year the specific home was built and what has been updated rather than assuming from the village.
Are the neighborhoods gated?
Some are and some aren’t. Gating is set at the neighborhood level within The Arbors, so confirm on the specific home.
Drive the commute honestly
Summerlin Parkway and the 215 make the rest of the valley reachable from here, and you’re on the west edge, so the east side is a real distance. Drive your actual route at your actual time of day.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one village. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
