That distinction matters when you’re searching. Black Mountain, Black Mountain Ranch, and Black Mountain Vistas are three different places in three different parts of Henderson.
It went up in parcels rather than all at once, built by Kimball Hill, American Communities, and Richmond American across roughly six years.
I’ve been in Las Vegas since I was five, and this stretch of Henderson filled in during the stretch when Green Valley was becoming the center of gravity for the whole east side. That timing shows in the streets and the landscaping.

Housing types run from attached product through single family homes, with the larger plans topping out over 3,500 square feet. Sources disagree on the exact floor and ceiling, which is what happens when three builders work the same name across different parcels.

Confirm you’re looking at the right Black Mountain
Henderson has Black Mountain, Black Mountain Ranch, and Black Mountain Vistas, in different zip codes and different parts of the city. Black Mountain Vistas is 89012. If a listing says 89002 or 89015, it’s one of the others.
Ask which parcel the home is in
Three builders worked here across about six years, in separate parcels. The parcel determines the builder, the plan, the year, and often the HOA. Two homes on the same street can come from different builders.
Check the roof and systems carefully
Homes from 1998 to 2004 are in the window where tile roof underlayment, water heaters, and HVAC come due. Some here have been fully updated. Some are original. That gap is the single biggest variable in what you’ll spend after closing.
Verify the assessment situation
Some Henderson communities carry SID or LID assessments on top of taxes and others don’t. I’ve seen it reported that this one doesn’t, but that’s worth confirming against the actual parcel rather than taking on faith.
Read the HOA documents in escrow
Because the community came together in parcels, the association structure can differ between them. The review period is your window to actually read what applies to your address.

Is there new construction?
No. It’s fully built out, so everything on the market is resale.
What size are the homes?
They vary quite a bit across the parcels, with the larger plans running over 3,500 square feet. Because the parcels were built by different builders, I’d rather show you what’s actually available than quote a range I can’t stand behind.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
