What Anthem Is Actually Like
The short version, then the details.
Two things trip people up about Anthem. It’s in Henderson, not Las Vegas. And it isn’t one neighborhood, it’s several, with different rules and completely different products.
Del Webb assembled the land through a swap with the Bureau of Land Management, Henderson annexed the first phase in late 1997, and the community opened in 1998.
The elevation is the whole point. Anthem sits up on the hillsides at the southern rim, roughly 800 feet above the valley floor. That buys the Strip views and a few degrees off the summer heat.
I’ve been in Las Vegas since I was five, and I remember when the drive south past Green Valley ran out into nothing. Anthem is what got built on that nothing, and it took the better part of two decades.
The Neighborhoods Inside Anthem
This is the part that matters most. They are not interchangeable.
Anthem Country Club
Guard gated, built around a private golf course. Custom and semi custom homes by Del Webb and Pulte, with the semi custom plans running from roughly 1,260 square feet up past 5,000.
Sun City Anthem
Age restricted to 55 and older, and large. Roughly 7,219 homes on about 2,250 acres, built between 1998 and 2007, with three resident recreation centers.
Anthem Highlands
One of the non gated, non age restricted portions of the master plan, with conventional single family neighborhoods.
Solera and the Rest
Solera, Coventry Homes, Anthem Heights, and the Club at Madeira fill out the master plan, each with their own builder and vintage.
Read the neighborhood name, not just “Anthem”: a listing in Sun City Anthem carries an age restriction. A listing in Anthem Country Club sits behind a staffed gate with club considerations attached.
A listing in Anthem Highlands has neither. Same master plan name, three genuinely different purchases.
The Homes
Two decades of construction across several builders.
Anthem covers about as wide a range as anything in the valley, from villas to large custom homes.
Del Webb and Pulte did much of the building, with other builders working individual neighborhoods. The earliest homes date to 1998 and 1999, and the later phases run well into the two thousands.
The oldest homes here are approaching thirty years, which puts them in the range where roofs, water heaters, and HVAC come due. Later phases are considerably newer. See what’s on the market right now.
Where It Sits
The southern rim of the valley, above Henderson, on the way to nothing else.
Anthem is a destination rather than a pass through. Nobody drives through it on the way somewhere else, which is exactly why people who live there like it, and exactly what makes the commute a real consideration.

How It Compares
Swipe through the communities buyers usually weigh against this one.
Seven Hills
The other elevated Henderson option, closer in and smaller. Anthem is bigger and higher. Seven Hills is more central.
Cadence
The new construction alternative on the east side. Cadence is flat, new, and still building. Anthem is finished, hilly, and grown in.
Green Valley
Down the hill and central. Green Valley puts you in the middle of Henderson’s retail. Anthem trades that for elevation and views.
Calico Ridge
Also hillside, also view driven, but much smaller and on the east side with no master plan amenities attached.

People say Anthem like it’s one place. Ask which part. The gate, the age restriction, and the dues all change depending on which neighborhood the listing is actually in.

Confirm which Anthem neighborhood the home is in
This is the most important question on the page. Sun City Anthem is age restricted to 55 and older. Anthem Country Club is guard gated with a private club. Anthem Highlands and the other neighborhoods are neither.
The listing may just say Anthem. The neighborhood determines the restrictions, the dues, and whether you’re even eligible to buy.
Understand the age restriction if it applies
Sun City Anthem operates as housing for older persons, which carries occupancy requirements set by the association. If you’re looking there, get the current rules directly from the association rather than relying on a listing summary.
Ask about club membership separately
In Anthem Country Club, the golf club is its own arrangement with its own terms. Contact the club directly about current membership before you’re under contract, not after.
Add up all the dues
Anthem neighborhoods can carry a master association plus a sub association, and some carry additional assessments. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.
Check the roof and systems on the older homes
Homes from the first phases are approaching thirty years old. Tile roof underlayment, water heaters, and HVAC all come due in that window. Plenty here have been updated and plenty haven’t.
Drive the hill at your actual commute time
The elevation that gives you the view also puts you at the far southern edge. The freeway access is fine, and the distance is real. Drive it before you commit.
Is Anthem in Las Vegas?
No. Anthem is in Henderson, even though people search for it as Las Vegas. That matters for taxes, city services, and school zoning.
Who developed it and when?
Del Webb Corporation, with Henderson annexing the first phase in late 1997 and the community opening in 1998. Build out ran roughly two decades.
Is there new construction?
The master plan is built out, so what trades here is resale.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
