Four Things to Check on Any Townhome
The word describes the building. The deed describes what you own.
How it is deeded
Condominium or fee simple. That answer drives your financing, your insurance, and what you actually own outside your walls.
Who maintains what
Roof, exterior paint, patio, windows, and the air conditioner are the items most often disputed. Get the split in writing.
The reserve study
When the association owns the roofs, underfunded reserves become a special assessment on your doorstep.
Rental rules
Minimum lease terms and rental caps are common, and they affect your financing and your resale even if you never rent.

Are these listings current?
Yes. They come from the local MLS feed and refresh throughout the day, so you are seeing active inventory rather than a stale portal snapshot. Anything that goes under contract drops off quickly.
What is the difference between a townhome and a condo?
Townhome usually describes the building style: attached units, typically multi story, each with its own exterior entrance. Condominium describes a form of ownership. A townhome can be deeded either as a condominium or fee simple, so check the deed rather than the label.
Is it harder to finance a townhome?
It depends on the deed. Fee simple townhomes finance much like single family homes. Condominium deeded townhomes require the lender to review the project itself, including owner occupancy ratios, delinquencies, litigation, and reserves. Have your lender check project status the week you go under contract.
Who fixes the roof?
Usually the association, which is much of the appeal, but confirm it in the CC&Rs rather than assuming. The maintenance split varies community to community and it is worth having in writing before you remove contingencies.
