The single biggest factor. Coming and going without crossing someone else’s living room changes the whole experience.
Detached vs attached casita
A detached casita off a courtyard gives the most separation. An attached suite with a private door gives most of it for less.
Somewhere else to cook
Even a kitchenette with a sink, fridge, and microwave removes an enormous amount of daily friction between two households.
Two living areas
One couch and one television means one household. A second sitting area is what makes the arrangement last.

How do I search for multi generational homes here?

Are these listings current?
Yes. They come straight from the local MLS feed and refresh throughout the day, so what you are seeing is active inventory rather than a stale portal snapshot. If something has just gone under contract it will drop off quickly.
Can the separate space have its own kitchen?
Sometimes, and it depends on local code and how the space is classified. A full kitchen can change whether the area is treated as a separate dwelling unit, which brings different requirements. Ask the jurisdiction before assuming you can add one, and check permits if a previous owner already did.
Can I rent out the suite?
Check what the homeowners association allows and how local code treats the space. Many valley associations restrict renting a portion of a property separately from the main residence. Get the rule in writing during your contingency period rather than counting on the income.
