Inside Coronado Ranch
A southwest valley neighborhood in the Enterprise area, built out in phases with single family homes on a range of lot sizes, tucked between Rhodes Ranch and Southern Highlands.
What Coronado Ranch Is Actually Like
The short version, then the details.
Coronado Ranch is a single family neighborhood in the southwest valley’s Enterprise area, developed in phases including Southbrook, The Reserve, Jones Crossing and Woodbridge.
The homes here were largely built by American West Homes, one of the longtime Las Vegas builders, across roughly a decade and a half of construction. That phased approach means lot sizes and floor plans vary noticeably from one section to the next.
I’ve lived in Las Vegas since I was five, and the southwest valley is one of the areas I’ve watched fill in the most over the years. Coronado Ranch sits right in the middle of that growth, between two of the area’s better known communities.
It’s positioned near Rainbow Boulevard and Robindale Road, which keeps daily errands, schools and the freeway all within a short drive.
What Is Nearby
Everyday life around Coronado Ranch.
Exploration Peak Park
A large hilltop regional park nearby with sweeping valley views and walking trails.
Western Trails Equestrian Park
A nearby equestrian facility, one of the touches that gives this part of the valley a little more open space.
Arroyo Market Square
Everyday shopping close by, anchored by Walmart, Home Depot and Sam’s Club.
Durango Casino & Resort
A newer resort in the area for dining and entertainment without heading toward the Strip.
Worth knowing: the neighborhood is made up of a few named sub-phases, each with its own HOA. I’d confirm the exact association and dues for the specific home rather than assume they’re the same across Coronado Ranch.
The Homes
A range of single and multi story floor plans.
Because Coronado Ranch built out in phases over more than a decade, the homes here range widely in size and layout.
You’ll find one, two and three story homes, generally with 2 to 3 car garages. Later phases tend to sit on larger lots than the earliest sections.
With this much range in size and layout, the best way to see what fits is to look at what’s actually available. See current listings here.

Swipe through the areas buyers usually weigh against this one.

Southern Highlands
Larger and more amenity heavy, with its own golf club and country club. Coronado Ranch is more straightforwardly residential.
Mountain’s Edge
A newer master plan further south, built around a single trail system rather than Coronado Ranch’s phased sub-neighborhoods.
Silverado Ranch
Sits closer to the 215 to the east, with its own mix of home styles and price points.

None of that makes one better. It makes them different, and I’m happy to walk you through more than one so you can judge in person rather than from photos.
Coronado Ranch is a good example of how the southwest valley filled in over time. Ask me about the phase, not just the neighborhood name.

Which phase should I look at?
Southbrook, The Reserve, Jones Crossing and Woodbridge each have their own feel and lot sizes. Tell me what you’re looking for and I can point you to the right one.
Is there one HOA for all of Coronado Ranch?
No, dues and rules are set by sub-association, so I’d pull the current numbers for the specific address rather than assume they’re uniform.
How far is it really to the Strip?
Genuinely close, generally 8 to 10 minutes depending on traffic.
Are there gated sections?
Gate status can vary by phase. Confirm it directly for the specific home you’re considering.
What’s the lot size range?
It varies by phase and build year, generally larger in the later sections. I can pull specifics once I know which part of the neighborhood interests you.
What about schools?
School attendance zones and ratings change, and can differ by exact address. I’d encourage you to verify current zoning and ratings directly with Clark County School District for any home you’re serious about.

I’ve lived in Las Vegas since I was five years old. I’ve watched this valley grow from a small town into what it is now, and I’ve built my career in real estate here. If you’re thinking about a move, I’d love to talk it through with you.
