D.R. Horton built it starting in 2005, off Blue Diamond Road, and laid it out as five distinct neighborhoods. Some are gated with their own parks and pools, and some are open, which means the feel changes from one part of the community to the next.
I’ve been in Las Vegas since I was five, and communities like this are handy because they cover a lot of buyers in one place. A first home in a townhome and a larger detached home can both be in Arlington Ranch.
The southwest location puts you near Blue Diamond and the 215, on the newer side of the valley without being all the way out on the edge.
The Five Neighborhoods

First Light & High Noon
The townhome neighborhoods, roughly 1,000 to 1,600 square feet, the entry point into the community.
Twilight
Single family homes in the roughly 1,800 to 2,400 square foot range, a step up into detached living.
The Manor
Detached homes in a similar 2,000 to 2,400 square foot range, with its own character within the community.
The Estates
The largest homes in Arlington Ranch, roughly 2,500 to 3,400 square feet, at the top of the community’s range.
The gated neighborhoods come with their own amenities, parks, pools, and playgrounds, while two subdivisions are non gated. Which neighborhood a home sits in shapes the price, the amenities, and whether there’s a gate, so it’s the first thing to pin down.

Because it’s all one builder and one era, Arlington Ranch homes are fairly consistent in construction, and they vary mainly by size and neighborhood.
Expect D.R. Horton floor plans of the mid 2000s, from attached townhomes to larger detached homes. Many have been updated since, so condition varies, and the townhome neighborhoods in particular can be a strong entry point for first time buyers.

Arlington Ranch is really five neighborhoods, from townhomes to larger detached homes, some gated and some open. The neighborhood sets the size, the amenities, and whether there’s a gate, so pin it down before you get attached to a listing.
Understand the HOA for that neighborhood
Dues and what they cover vary between the gated and non gated neighborhoods. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.
Townhome or detached, decide early
The townhome neighborhoods are a strong entry point, and the detached neighborhoods are a different product entirely. Knowing which you want narrows the search to the right part of the community fast.
Check the vintage against the systems
The homes date to the mid 2000s, so roofs, water heaters, and HVAC are worth checking. Ask what year the specific home was built and what has been updated.
Drive the commute honestly
You’re in the southwest off Blue Diamond, so the 215 is your main connection to the rest of the valley. Drive your actual route at your actual time of day before you commit.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
