You’re close to the northwest edge of the valley and the open desert and mountains, with easy weekend access outdoors.
The way to shop it: because Centennial Hills is so big, don’t search the whole thing at once. Pin down the pocket, the price, and whether you want a gate, and the search gets a lot simpler.

Centennial Hills is large and varied, so the most useful first step is deciding the sub area, the price, and whether you want a gate. That turns a huge search into a focused one.
Understand the HOA for that neighborhood
Dues and rules vary widely across the area, from none to full gated community fees. Because it varies by address, I’d pull the current figures for the specific home rather than quote a general number.
Check the vintage against the systems
The homes are newer than central Las Vegas, but the oldest are around twenty years in now, so roofs, water heaters, and HVAC are still worth checking on the specific home.
Is there new construction?
In parts, yes. The northwest is still growing, so some pockets have newer construction alongside the resale market.
Drive the commute honestly
US 95 is your main connection to the center of town, and it can be busy at rush hour. Drive your actual route at your actual time of day before you commit.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one area. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
