What Calico Ridge Is Actually Like

The thing that defines Calico Ridge is the grade. The homes are terraced into the hillside rather than laid out on a flat pad, so they step up behind each other instead of blocking each other. That’s why so many of them have a view rather than just the ones on the top row.

You’re looking west across the valley from up here. The Strip lights at night, Frenchman Mountain to the north, and the whole basin spread out below. That view is the product. Everything else about the community is secondary to it.

I’ve been in Las Vegas since I was five, and the eastern Henderson foothills were empty for most of that time. This area filled in during the late nineties and two thousands, which is recent by the valley’s standards but long enough ago that the landscaping has matured and the streets feel settled rather than raw.

It’s also genuinely tucked away. Calico Ridge sits on its own between Anthem and Lake Las Vegas rather than inside a larger master plan, so you’re not driving through anyone else’s neighborhood to get home. The tradeoff is that there’s no village center or town square attached. What’s here is the houses and the hill.

The Enclaves Inside It

Calico Ridge isn’t one uniform subdivision. It’s a set of smaller enclaves built out by different builders over roughly a decade, which is why two streets can feel quite different.

There’s a separate parking area within the community for oversized vehicles, which is unusual and worth knowing if you have a trailer or a boat.

Why the enclaves matter: because several builders worked here across roughly twelve years, the home you’re looking at may share a zip code and a hillside with its neighbors and very little else.

Ask which enclave a specific home sits in. It changes the builder, the vintage, whether there’s a separate gate, and often the HOA structure.

The Homes

These are custom and semi custom homes, single and two story, built out between roughly 1996 and 2008 by multiple builders. Sizes run from about 1,900 square feet up past 4,000.

Lots are typically a quarter to a third of an acre. Smaller than some custom home neighborhoods in the valley, and that’s a deliberate tradeoff. The hillside terracing is what buys the view, and terracing means the lots step rather than sprawl.

Styles lean Mediterranean and Spanish, which was the prevailing language for Henderson hillside building in that window. Tile roofs, stucco, arched entries, and a lot of homes with the main living space oriented toward the view rather than the street.

View orientation is the single biggest variable between two otherwise similar homes here. Which way the house faces, how far up the hill it sits, and whether anything is built above it all change what you actually see from the back patio. That’s not something a listing photo settles. Where It Sits

Calico Ridge is in east Henderson, in the 89015 zip, sitting on its own between Anthem to the southwest and Lake Las Vegas to the northeast, with Tuscany nearby.

Lake Mead Parkway is the main artery, and it carries most of the everyday shopping and dining you’d need. Grocery, restaurants, the practical stuff.

Lake Mead itself is a short drive, which is a real perk of this side of the valley. So is the Clark County Wetlands Park, which is closer from here than from most of the valley and is one of the better walking and birding spots in Southern Nevada.

The Strip is roughly twenty five minutes, and the airport is a straightforward run. You’re further out than central Henderson, and the hillside setting is the reason people accept that.

How Calico Ridge Compares

Buyers looking here are usually weighing it against two or three other Henderson hillside options. Here is how I’d frame the differences, sticking to what’s observable.

Against Lake Las Vegas, the contrast is what the setting is built around. Lake Las Vegas is organized around the water and its resorts. Calico Ridge is organized around elevation and the valley view. Different orientation entirely, even though they’re close together.

Against Anthem, the contrast is scale and structure. Anthem is a large master plan with its own amenity package and a country club section. Calico Ridge is a standalone hillside subdivision with none of that infrastructure. If you want the master plan machinery, Anthem. If you want to be tucked away, this.

Against MacDonald Ranch and the Seven Hills area, the difference is mostly position in Henderson and how far out you’re willing to be. Those sit closer to the center of Henderson’s retail and freeway access. Calico Ridge trades that proximity for the ridge.

None of that makes one better. It makes them different, and I’m happy to walk you through more than one so you can judge in person rather than from photos.

On a hillside, two houses on the same street can have completely different views. One sits a row higher, or faces fifteen degrees further west, and that’s the whole difference. It’s worth standing in the backyard before you decide anything.

Before You Buy in Calico Ridge

A few practical things worth knowing before we start touring. Tap any one to open it.

Stand in the backyard before you decide

View is the reason to buy here, and it varies enormously between homes a hundred feet apart. Row position, orientation, and whether anything sits above you all matter. Listing photos are taken at the best angle by definition.

Ask which enclave the home is in

Calico Ridge contains several sub communities including Calico Terrace, Two Crows, and the guard gated Tuscany Village. That changes the builder, the vintage, the gate situation, and often the HOA.

Understand hillside lots before you plan a pool

Terraced lots often mean retaining walls, grade changes, and side yards that slope. All of that is workable, and all of it affects what a backyard project costs. Worth pricing before you’re emotionally committed.

Check the roof and systems on the older builds

The earliest homes here date to the late nineties, which puts them squarely in the window where tile roof underlayment, water heaters, and HVAC come due. Plenty have been done. Plenty haven’t.

Drive the commute, not the map

You’re further east than most of Henderson. That’s fine for a lot of people and it isn’t for some. Drive your actual route at your actual time before you commit to the ridge.

How big are the homes?

Roughly 1,900 square feet up past 4,000, in single and two story configurations, on lots typically a quarter to a third of an acre.

When was it built?

Primarily between 1996 and 2008, by multiple builders. That spread is why the homes vary in style and size across the community.

Is the whole community gated?

No. Calico Ridge includes gated sections, including guard gated Tuscany Village, but it isn’t uniformly gated throughout. Confirm on the specific home.

Is there an HOA?

Yes, and the structure varies by enclave, with some sections carrying their own association on top. Because it differs by address, I’d want to pull the current figures for the specific home rather than quote a general number.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
