What Genuinely Changes

Four real differences, in order of how much they matter.

Your paycheck

No state income tax in Nevada. On a real salary this is the largest single change and it shows up the first payday, not at tax time.

What your housing dollar buys

The gap narrowed since 2020 but it did not close. Square footage, lot size, and age of home all improve for the same money in most comparisons.

Property tax mechanics

Nevada caps the annual increase on a primary residence bill at three percent under NRS 361.4723. You do have to file the claim form with the Assessor. It is not automatic.

Your summer

Coastal California barely runs air conditioning. You will run yours constantly from June into September, and the power bill reflects it.

What Does Not Change Much

Set expectations here and you will not be disappointed.

Groceries

Food here runs a few percent above the national average. Do not expect a windfall at the store.

Car insurance

Our metro rates are not cheap. Get quotes with a Las Vegas address before you assume this improves.

Gas prices

Usually better than California, though not dramatically so. It is a nice line item, not a life changing one.

Driving everywhere

If you were hoping to escape car dependence, this is not the destination. Transit here is limited and the valley is wide.

Sales tax

Clark County is 8.375 percent, which is comparable to a lot of California. Groceries and prescriptions are exempt.

Sunshine

You are trading one sunny climate for a hotter one. What you gain is winters you can use, not more sun.

Becoming a Nevada Resident

Do these promptly. Two of them have deadlines.

Register your vehicles

Nevada requires registration within a set window of establishing residency, and there is a fine for missing it. Bring the title, the current registration, and the odometer reading.

Get a Nevada driver license

Also on a deadline. Make the appointment before you move rather than after, because availability varies.

File the Property Tax Cap Claim

If you bought, file the form with the Clark County Assessor so your primary residence gets the three percent cap instead of the higher one.

Handle the California side properly

If you keep property, income, or ties in California, get a CPA involved. California takes residency questions seriously and part year returns need to be right.

What Surprises California Transplants

Six things I end up explaining constantly.

Almost everything has an HOA

This valley was built as planned communities. Expect an association, and expect design review on your paint and landscaping.

Grass is not the default

Tiered water rates, assigned watering days, and an ongoing push to remove decorative turf. Desert landscaping is the norm here.

Your address may not be a city

Much of what people call Las Vegas is unincorporated Clark County. That determines permitting and rental rules.

The airport is close

Harry Reid sits inside the valley. If you are used to a long drive to LAX, this changes how you travel.

Winters are the good season

October through April here is the reward. Nobody tells you this before you move and everybody mentions it after.

The Strip is not your life

Locals go when they have a reason. Day to day life here happens in the master planned areas out toward the edges.

The tax savings are real and they are permanent. The August heat is also real. Most people decide the trade is worth it, but decide it with both numbers in front of you.

Is it cheaper to live in Las Vegas than California?

For most people, yes, though less dramatically than five years ago. The savings come from housing and from having no state income tax. They do not come from groceries, gas, or car insurance, which are broadly comparable. Summer electricity is meaningfully higher here than on the California coast.

How do I become a Nevada resident?

Establish your home here, then register your vehicles and obtain a Nevada driver license within the required windows. If you bought a home, file the Property Tax Cap Claim Form with the Clark County Assessor. If you retain California income or property, work with a CPA on the residency and part year filing side, because that part is not a formality.

How far is Las Vegas from Los Angeles?

Roughly four hours by car in good conditions, and considerably longer on a Sunday afternoon when everyone is heading back. There are also frequent short flights. Plenty of people here keep regular ties to Southern California, which is one reason this move is so common.

Will California still tax me after I move?

It depends entirely on your ties and your income sources, and the answer is genuinely fact specific. If you keep a California home, business interests, or income sourced there, get a CPA who handles multistate residency involved before the move. This is one area where guessing is expensive.

Does my California property tax basis transfer?

No. California’s Proposition 13 basis transfer rules are a California mechanism and do not follow you across the state line. Nevada has its own system, including a cap on how much a primary residence bill can rise each year, which you claim by filing with the Clark County Assessor.

Where do most California transplants end up?
