I do this constantly. Here is the order of operations, what a single scouting trip should cover, and the mistakes remote buyers keep making.

Do These in This Order

Most remote buyers do steps four and five first, which is why they stall.

Pick your quadrant first

Where will you drive weekly? Airport, work, people you visit. That one answer eliminates half the valley before you look at a single listing.

Get fully underwritten, not just pre qualified

Use a lender who is licensed in Nevada and knows our HOA and condo rules. A real underwriting approval makes your offer competitive from 2,000 miles away.

Build the search with your agent

Set up a live feed so you are seeing what I see, when I see it. Watching listings for a few weeks teaches you the market faster than reading about it.

Come out once, deliberately

One well planned trip beats three casual ones. See the section below for what to actually do with those days.

Write with the right contingencies

Inspection, appraisal, and HOA document review all protect you more when you are not local. Keep them.

Close remotely

Nevada handles this routinely through escrow with remote or mobile notary. You generally do not need to fly back.

What Your Scouting Trip Should Cover

Three days, used properly, is usually enough.

The mistake is spending the whole trip inside houses. Houses are the easy part and you can see them on video. What you cannot evaluate remotely is the drive, the light, the noise, and how a neighborhood feels at different hours.

Drive your commute at rush hour

Not at noon. Do the actual drive at the actual time. This valley is 25 miles corner to corner and traffic is real.

See two or three areas, not ten

Narrow before you land. Depth in three areas beats a windshield tour of the whole valley.

Come back at night

Return to your top neighborhood in the evening. Lighting, noise, and parking all read differently after dark.

Visit in summer if you can

If you can time a trip for July, do it. Everyone loves it here in March. Knowing what August feels like is the useful data point.

Do the ordinary errands

Grocery store, gas station, a coffee shop. You are choosing daily life, not a vacation.

Tour a builder community

Even if you plan to buy resale. It calibrates what your money buys. Register your agent on the first visit.

How Closing Works When You Are Not Here

This part is smoother than people expect.

Nevada is an escrow state, so a neutral escrow and title company handles the money, the documents, and the recording. That structure works well for a remote buyer because everything routes through one coordinator rather than a closing table you have to attend.

One serious warning on wire fraud. Wiring instructions are a favorite target for criminals. Never accept them by email alone. Call the escrow officer at a number you looked up independently and verify every digit before you send anything. If instructions change at the last minute, treat that as a red flag until you have confirmed by phone.

Mistakes I See Out of State Buyers Make

Every one of these is avoidable.

Assuming the Strip is the city

Most residents live in master planned areas well away from it. The Strip is where you go, not where most people live.

Ignoring the HOA layers

Master plan plus neighborhood association is common here and listings often quote one. Ask for the full total.

Waiving inspection to compete

Do not do this from another state. Keep the contingency and let your agent be your eyes.

Underestimating summer utilities

Ask for twelve months of bills. A July number tells you more about a house than the listing photos do.

Missing the property tax cap filing

Nevada caps your primary residence tax bill increase, but you have to file the claim form with the Assessor. It is not automatic.

Buying for a rental plan that is not allowed

Nightly rental rules vary by jurisdiction and most HOAs restrict it anyway. Verify before you buy, not after.

Can I buy a house in Las Vegas without visiting?

Legally yes, and it happens. I still push people to come out once. Video tours handle the house fine, but they cannot show you the commute at 8am, the light in the back yard in the afternoon, or how a street feels at night. One deliberate trip prevents most of the regret I see.

How long does it take to close on a house here?

A financed purchase commonly runs about 30 to 45 days from accepted offer to recording, depending on your lender and whether the property is a condo. Cash can be considerably faster. Being fully underwritten before you write is the single biggest thing you control.

Do I need to be in Nevada to sign closing documents?

Generally no. Nevada closings run through escrow, and remote or mobile notary options are routine. Your escrow officer will coordinate a signing wherever you are. Just confirm early with your lender that they accept the signing method your escrow company plans to use.

Should I rent first before buying in Las Vegas?

It is a reasonable move if you are unsure which part of the valley fits, especially if your work location is not settled. Renting for six months to a year lets you learn the geography from the inside. The tradeoff is a move you pay for twice and a market that may move while you wait.

What should I ask a Las Vegas lender that I would not elsewhere?

Ask whether they are licensed in Nevada, how they handle condo warrantability if you are looking at a high rise, and how they treat HOA assessments in your debt to income calculation. Layered master plan dues can move that number more than out of state lenders expect.

What do I need to do after I move here?

Register your vehicles and get a Nevada license within the required window, set up utilities, and file the Property Tax Cap Claim Form with the Clark County Assessor so your primary residence gets the lower cap.
