What Painted Desert Is Actually Like

The short version, then the details.

Painted Desert is an established golf course community in the northwest valley, wrapped around a course that helped define desert golf in Las Vegas.

The Painted Desert Golf Club opened in the late 1980s as one of the valley’s first desert style courses, the kind that lets the natural landscape frame the fairways instead of wall to wall grass. The community grew around it through the late 1980s and 1990s, giving it mature landscaping and a settled character.

I have been in Las Vegas since I was five, and Painted Desert is one of those northwest communities that has been here long enough to feel grown in, with tall trees and established streets that newer areas do not have yet.

It is a community of single family homes and some townhomes, with gated sections, all sharing the golf course setting.

The Amenities

The golf course and the maturity of the community are the draw.

Painted Desert Golf

A desert style course threads the community, one of the originals of its kind in the valley, giving residents golf and open green space at the center.

🌳

Mature Landscaping

Decades of growth mean tall trees and established greenery, the kind of settled look that takes years to develop.

🛡

Gated Sections

Several neighborhoods within Painted Desert are gated, offering a controlled entry for buyers who want it.

🚗

Northwest Access

The community sits in the established northwest, with the 95 nearby to connect to the rest of the valley.

The reason a lot of buyers look here: Painted Desert offers golf course living and a grown in, established setting in the northwest valley. For buyers who want the course and the maturity without a brand new subdivision, it fits.

The Homes

Single family and some townhomes, from the late 1980s and 1990s.

Painted Desert offers a range of homes, from golf frontage single family to lower maintenance townhomes.

You will find single family homes across the community, some on the course, along with townhomes and gated sections. Because it was built out in the late 1980s and 1990s, the homes are established, and whether a home backs the course is a key variable.

How It Compares

Swipe through the communities buyers usually weigh against this one.

Versus

Centennial Hills

The larger, newer area to the north. Centennial Hills is a broad collection of newer neighborhoods. Painted Desert is a single established golf community, closer in.

Versus

Sun City Summerlin

The age qualified golf community nearby. Sun City Summerlin is 55 and older with its own courses. Painted Desert is open to all ages around a single course.

Versus

Desert Shores

The lake community to the west. Desert Shores is built around water. Painted Desert is built around golf, both in the established northwest.

Versus

Providence

The newer master plan up the northwest side. Providence is newer construction and master planned. Painted Desert is grown in and course centered.

Golf frontage is a tradeoff

Backing the course brings the view and the open space, along with the occasional stray ball and course traffic. Decide whether golf frontage is worth it for you before you narrow your search.

Know which section you are in

Painted Desert includes several neighborhoods, some gated, with different home types. Pin down the specific one, since it sets the style, the association, and whether you have a gate.

Understand the HOA

The community association maintains the common areas, and dues and rules vary by section. I would pull the current figures for the specific home rather than quote a general number.

Check the vintage against the systems

Many homes here are around three decades old, so roofs, water heaters, and HVAC are worth a close look. Ask what has been updated and when for the specific home.

Drive the commute honestly

The northwest is farther from the Strip and the airport than the central valley. The 95 makes it workable. Drive your actual route at your actual time of day before you commit.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.
