Pahrump has its own shopping, dining, casinos and wineries, so daily needs are covered without a trip to the city.

Las Vegas is about an hour east over the mountains, close enough for a day trip or the airport when you need it.

The surrounding desert and nearby mountains put hiking, off road and wide open country right at the doorstep.

The Cottonwoods Owners Association maintains a clubhouse and business center. Dues run notably low, around $198 a year, but I would confirm the current figure for any listing.
Is Cottonwoods the same as Cottonwoods at Hafen Ranch?
They appear to be the same or closely related, but I would verify this directly for any specific address before assuming.
Is it gated or age restricted?
I have not confirmed either for this community. Verify both for the specific address you are considering.
Understand the Pahrump commute
Pahrump is about an hour from Las Vegas over Highway 160, which crosses a mountain pass. If you will commute to the valley, drive it at your real times of day before you commit.
Know the county services
Pahrump is in Nye County, not Clark County, so services, taxes and regulations differ from Las Vegas. It is worth understanding those differences as part of the decision.
What about schools?
School attendance zones and ratings change and are handled by the Nye County district out here. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.
