West Las Vegas, near Sahara and Durango, close to the 215.
The location is a real convenience. You are on the west side but closer in than the newer master plans, so the Strip and the airport are a short drive, and the 215 is right there for the rest of the valley.

The other lake community, up in the northwest. Desert Shores has several lakes and a beach club. The Lakes centers on a single lake closer to the middle of the west side.

The surrounding west side master plan. Peccole Ranch is broader and greenbelt focused. The Lakes is defined by its water and the homes that sit on it.
Canyon Gate
The guard gated golf community next door. Canyon Gate is built around golf and a gate. The Lakes is built around the water, with a mix of gated and open streets.
Summerlin
The master plan farther west. Summerlin is newer and larger with many villages. The Lakes is a single established community with a feature Summerlin cannot match, its lake.

Waterfront is a different purchase
A home on the lake carries the view and often a dock, along with its own considerations for upkeep and association rules tied to the water. Know whether you are buying waterfront or a nearby home, since they are quite different.
Understand the lake maintenance
The lake is maintained through the association, and those costs and rules are part of what you take on here. I would review the current association documents for the specific home rather than assume.
Know which neighborhood you are in
The Lakes includes several neighborhoods, some gated, with different home types. Pin down the specific one, since it sets the style, the association, and whether you have water frontage.
Check the vintage against the systems
Many homes here are several decades old, so roofs, water heaters, and HVAC are worth checking. Ask what has been updated and when for the specific home rather than assuming from the community.
Drive the commute honestly
You are on the west side but fairly central, so most of the valley is reachable. Traffic still varies by time of day, so drive your actual route at your actual hour before you commit.
What about schools?
School attendance zones and ratings change, and they can differ by address even inside one community. I would encourage you to verify current zoning and ratings directly with the district for any home you are serious about.
