What Anthem Highlands Is Actually Like

The short version, then the details.

Anthem Highlands is the part of Anthem that most people can actually picture living in, the open, non gated neighborhoods below the guard gated country club.

Del Webb built the Anthem master plan on the slopes of Black Mountain, and Anthem Highlands is the section of it that isn’t behind the main guard gate. It has its own parks and its own community recreation, and it reads as a settled, planned neighborhood.

I’ve been in Las Vegas since I was five, and the Anthem name confuses a lot of buyers. There are three of them. Sun City Anthem is age restricted, Anthem Country Club is the guard gated one, and Anthem Highlands is this one, the open master plan neighborhoods.

You still get the elevation and the planning of Anthem, without the private club and the guard gate, which is why a lot of buyers start their Anthem search right here.

Like the rest of Anthem, the Highlands sits up off the valley floor, so a lot of homes here look out over the valley.

The distinction that matters: Anthem Highlands is open and does not require country club membership or a guard gate. If you want the Anthem name and the elevation without the private club, this is the section to look in.

The Homes

Production single family homes, mostly from the early to mid 2000s.

The Highlands is where Anthem’s production homebuilders did most of their work, so the homes here are more consistent than behind the gate.

Expect single family homes from national builders of the early 2000s, in a range of sizes, many with the tile roofs and layouts of that era. Some have been updated since, so condition varies from street to street.

You get the same south Henderson hillside as the rest of Anthem, up off the valley floor with the views, and the 215 a few minutes down the hill. The tradeoff of the elevation is that you’re on the outer south end of the valley.

Anthem Highlands is the open, non gated section. Anthem Country Club is guard gated with a private course, and Sun City Anthem is age restricted. Make sure a listing is actually in the Highlands before you get attached to the price or the setting.

Understand the HOA

You’re under the Anthem community association, and some pockets carry a sub association. Because it varies by address, I’d want to pull the current figures for the specific home rather than quote a general number.

Check the vintage against the systems

Most homes here date to the early and mid 2000s, which puts them in the window where roofs, water heaters, and HVAC come due. Ask what year the specific home was built and what has been updated.

Drive the hill honestly

The elevation is the appeal and the tradeoff. You’re up on the south end, a few minutes from the 215 and the rest of Henderson. Drive your actual route at your actual time of day.

Is any of it gated?

The Highlands is mostly open, though a few interior pockets have their own gates. Confirm on the specific home.

What about schools?

School attendance zones and ratings change, and they can differ by address even inside one community. I’d encourage you to verify current zoning and ratings directly with the district for any home you’re serious about.
