Inside The Vistas
One of the founding villages of Summerlin West, built across roughly 815 acres by several national builders, known for its twin clock tower parks and a mix of gated and open sub-communities.
What The Vistas Is Actually Like
The short version, then the details.
The Vistas was the first village developed west of the 215 Beltway, making it one of the founding neighborhoods of Summerlin West, built out roughly between 2000 and 2008.
At about 815 acres, it’s home to roughly two dozen distinct sub-communities built by national builders including Toll Brothers, Pulte, KB Home, Richmond American and Woodside Homes, so the housing stock varies a lot from one pocket to the next.
I’ve lived in Las Vegas since I was five, and The Vistas is easy to recognize by its two iconic clock towers marking the North and South Tower Parks, a nice bit of identity for a village this large.
Gate status varies by sub-community, some pockets like Monterossa, Paradiso, Palmilla, Talaverde and Sage Hills are gated, while others like Bella Vista, Hillstone, Portofino and Somerset are not. I’d confirm this for the specific section you’re considering.
What Is Nearby
Parks, golf, and Downtown Summerlin within easy reach.
Vistas Community Park
Roughly 23 to 24 acres, home to the first lighted football field in Summerlin, plus a pool and tennis.
Multiple Golf Courses
Red Rock Country Club, Badlands, TPC Summerlin, Angel Park and Bear’s Best are all nearby.
Vista Commons & Downtown Summerlin
Everyday shopping close by, plus Downtown Summerlin about 10 minutes away.
Red Rock Canyon
Roughly 12 minutes away for hiking and outdoor recreation.
Worth knowing: Gate status genuinely varies here, some sub-communities are guard gated and others are not. I’d confirm this along with the applicable HOA for the specific section of any listing.
The Homes
A wide range of home types across two dozen sub-communities.
Because The Vistas was built by five different national builders across many sub-communities, expect real variety in floor plans, architectural style and lot size.
I’d walk through listings from a few different sub-communities with you before narrowing in, since the character can shift noticeably from one pocket of The Vistas to the next.
With this many distinct sub-communities, looking at current listings is the clearest way to see what fits your style and budget.

I’ve lived in Las Vegas since I was five years old. I’ve watched this valley grow from a small town into what it is now, and I’ve built my career in real estate here. If you’re thinking about a move, I’d love to talk it through with you.
