When the rest of the valley is baking, the air up here runs a few degrees cooler, and the views open up across the golf course toward the Strip and the surrounding ranges.

Wrap that setting around a private, guard-gated golf community built around a Hale Irwin and Keith Foster signature course, and you get a combination that simply doesn’t repeat anywhere else in the city. That’s the whole story of Anthem Country Club in one sentence, and everything below is me walking you through what actually living here looks like.

I want to be clear about which Anthem this is, because the name gets used three different ways and it confuses buyers constantly. Anthem is a large Del Webb master plan in the southern part of Henderson. Within it, Sun City Anthem is the age-restricted section, and Anthem Coventry and Anthem Hills sit in a more accessible price band. 

Anthem Country Club is the guard-gated, all-ages, golf-course section, and it’s a distinct community with its own gate, its own private club, and its own homeowners association. When people say “Anthem Country Club,” this is the piece they mean.

The Elevation Is the Real Differentiator

I lead with the setting because it’s the thing residents talk about that you can’t get by moving a few miles down the hill. Anthem Country Club is built into the Black Mountain foothills, and that elevated, terraced terrain does two things at once. It keeps summer temperatures noticeably milder than the valley floor, and it stacks the homes so that a huge share of them have a real view, whether that’s the golf course, the mountains, the Strip lights at night, or some combination of all three.

The community is organized around a main loop road, with individual neighborhoods branching off it and the golf course threaded between them. That layout gives you long stretches of open space and manicured landscape as you move through the community, plus waterfalls and mature landscaping right at the entrance. It reads more like a resort than a subdivision, and after you’ve driven the loop a few times you stop noticing you’re still in Las Vegas at all.

The Guard Gate and How Access Works

Anthem Country Club is a true guard-gated community with a gatehouse staffed 24 hours a day. Residents move through a dedicated resident lane using a transponder, and guests are cleared at the gate before they come through. What surprises a lot of buyers is that the gating goes deeper than the front entrance: a number of the neighborhoods inside the community sit behind a second gate, so you get layered, controlled access depending on where you land.

Practically speaking, this means the community stays quiet and low-traffic. There’s a posted speed limit on the main loop and tighter limits on the side streets, and the association takes it seriously enough that registered guests can be fined for speeding. If you value a calm, controlled environment where you’re not dealing with cut-through traffic, this is one of the defining features of daily life here.

The Golf Course: A Hale Irwin Signature Layout

The centerpiece of the community is the private 18-hole course designed by Hale Irwin, a three-time U.S. Open champion, in partnership with Keith Foster. It plays as a championship-length layout, and because it’s carved into the foothill terrain, you get genuine elevation change from hole to hole along with lakes and waterfalls worked into the design. It’s consistently ranked among the stronger private layouts in the Henderson and Las Vegas market, and the club uses it for tournaments and member events throughout the year.

Here’s the part that matters most for buyers, and it’s the thing I clarify in almost every conversation: membership in the country club is separate from owning a home here. The homeowners association covers the community itself and the guard-gated perimeter. The golf and social club is its own entity, joined by membership only. So you don’t have to be a golfer to live in Anthem Country Club, and plenty of residents aren’t. If you do want the course, the clubhouse dining, the fitness center, the tennis and racquet facilities, and the social calendar, you join the club on top of your home purchase. Membership is purely additive.

  • You want a brand-new build — most homes here were built from the late 1990s through the 2000s

The Homes and Neighborhoods

Anthem Country Club was developed by Del Webb, now part of Pulte, and the housing runs a wide range. On one end you have semi-custom homes starting in the low-to-mid thousands of square feet; on the other, custom estates that climb well into five figures of square footage.

Lot sizes vary just as much, from compact golf-front parcels to larger estate lots up on the ridgelines. One detail that catches buyers off guard in a desert market: a fair number of homes here actually have basements, which is unusual for Southern Nevada.

The community is divided into a couple dozen individual subdivisions, and roughly half of those sit behind that secondary gate I mentioned. Some are small enclaves of just a handful of homes; others are larger. Many parcels front specific holes on the golf course, and the hilltop neighborhoods are the ones known for the biggest views.

This variety is a genuine advantage when you’re shopping, because it means the “Anthem Country Club” name covers everything from a right-sized golf-front home to a large custom estate, all inside the same gate. When you’re touring, it’s worth being specific about which sub-neighborhood and which lot orientation you want, because they live very differently.

Location and Getting Around

The trade-off with a set-apart hillside community is that you’re intentionally away from the bustle, and Anthem Country Club is honest about that. You’re roughly 15 to 25 minutes from the Las Vegas Strip depending on traffic and where exactly you’re headed, and Henderson’s shopping, dining, and services are a short drive down the hill rather than around the corner. For a lot of residents that distance is the entire point: you get the quiet and the views up top, and the city is close enough when you want it.

For travel, the community is well positioned. Henderson Executive Airport is about ten minutes away for private and corporate flights, and Harry Reid International Airport is under twenty minutes out. So while you feel removed from the noise up here, you’re not actually far from the things that make the valley convenient.

What It Costs to Live Here (Beyond the Home)

I won’t quote you numbers that go stale, but I’ll tell you the categories to plan for so there are no surprises. Because this is a guard-gated community, the homeowners association dues here are higher than you’d see in a non-gated Henderson neighborhood — you’re paying for 24-hour staffing and the maintained common areas, and residents generally consider the dues reasonable for what a manned gate community provides.

Separate from that, if you want golf and club access, there’s a club initiation and ongoing dues, and those are set by the club, not the HOA. And this being the high desert, budget for summer water and cooling costs on a larger home with landscaping. None of this is a reason to hesitate; it’s just the honest full picture so you can weigh it properly against other communities you’re considering.

The Social Side

One thing that comes up again and again from people who live here is how active the club’s social calendar is if you choose to be part of it. Themed dinners, wine tastings, live entertainment, tournaments, and casual game nights run throughout the year, and the clubhouse has multiple dining options plus a fitness center and racquet facilities. It gives the community a real sense of connection beyond just sharing a gate. If being social and plugged into your community matters to you, that infrastructure is already built and running.

Is Anthem Country Club Right for You?

The honest answer depends on what you’re optimizing for. If you want an elevated, guard-gated setting with cooler summers, genuine views, a private signature golf course you can opt into, and a quiet, controlled community that still keeps you close to the airport and the Strip, this is one of the strongest options in all of Henderson, and it’s why so many buyers put it at the top of their tour list. If you want walkability, brand-new construction, or a flat valley-floor lot, there are better fits elsewhere, and I’d rather point you toward the right one than sell you on this one.
