There is no version of this where you get top dollar and a two week close. What you are choosing is how much of the market price you are willing to give up in exchange for speed and certainty.

Fastest and most certain. They buy as is, no repairs, no showings. In exchange they buy below market, because their business model requires a margin.

An algorithmic offer with a flexible closing date. Convenient, but read the service fee and the repair deduction carefully, because both come off your number.

Slower than a cash offer, but not slow. A well prepared home priced right for the current market can go under contract quickly and nets you the most.

Restricted showing windows kill momentum in the first ten days, which is when the most motivated buyers are looking.

Condition of the obvious stuff

Paint, landscaping, a working air conditioner. You do not need a remodel. You need nothing that makes a buyer subtract.

The first ten days matter most. Your listing gets its largest audience the week it goes live. Being priced right on day one is worth more than any price reduction you make in week five.

Especially if you are under real time pressure.

The offer that drops after inspection

A high initial number followed by a large renegotiation is a known pattern. Ask upfront how and when the price can change.

Fees buried in the paperwork

Service fees, repair deductions, and closing cost allocations all move your net. Ask for a written estimated net sheet.

No proof of funds

Anyone claiming to be a cash buyer should provide proof of funds without hesitation. If that is difficult, that tells you something.

Assignment contracts

Some buyers tie up your home and then shop the contract to someone else. Ask directly whether they intend to assign it.

Pressure to sign today

An offer that expires in an hour is a sales tactic. A real buyer will let you read the contract.

How fast can I sell a house in Las Vegas?

A cash sale can close in as little as one to two weeks since there is no lender involved. A financed sale generally runs about 30 to 45 days from accepted offer to recording. Getting under contract is the variable part, and that is controlled almost entirely by price and presentation.

Do cash buyers pay less than market value?

Yes, and that is the trade. Their business depends on buying below market, renovating or holding, and reselling. What you get in return is speed, certainty, no repairs, no showings, and no financing contingency. Whether that is worth it depends entirely on your situation, which is why you should know the market number first.

Are we buy houses companies legitimate?

Many are legitimate businesses doing exactly what they advertise. What matters is verifying this one. Ask for proof of funds, ask whether they intend to assign the contract to another buyer, get every fee in writing, and never sign under time pressure. A real buyer will give you time to read the document.

Should I make repairs before selling fast?

Only the cheap high impact ones: paint, deep clean, declutter, yard cleanup, and anything visibly broken. Skip renovations. On a fast timeline you will not recover the cost or the weeks, and buyers discount an unfinished project more than they credit a finished one.

Can I sell fast if I still owe on the house?

Yes. Your loan is paid off through escrow at closing out of the sale proceeds, and you receive the difference. What matters is whether the sale price covers the payoff plus your closing costs. Get a payoff quote from your lender early so you know exactly where you stand.

What if I need to sell and buy at the same time?

It is common and it is manageable with sequencing. Options include a rent back from your buyer, a longer close, or lining up your purchase to close a day after your sale. Talk it through before you list, because the timing strategy affects how you price and how you negotiate.
