We live in the trails. We love that it’s very quiet yet very close to library, shopping on Village Center Circle and not far from Charleston for more shopping. Easy access to 215. Amazing schools for kids from K-12. We are near the pool and across the street from a trail. This area has a small community feel. You run into people you know all the time. I can’t imagine living anywhere else.

The trails community center, homes, entranceOver the past several years homebuilders have begun to see how trails in a community can be such a popular and cost-effective amenity. Trails are natural surface paths that are simple for a developer to create and keep up with. They do not take up much land space, but instead use what is already being built on. They are also extremely popular among homebuyers and seen, as much-needed amenities for home value and lifestyle.One of three communities that surpass the fitting models of what trails should be is the Las Vegas community of Summerlin.  Summerlin is a planned development by the Howard Hughes Corporation and encompasses 22,500 acres of planned community. It is where 95,000 residents call home and it has over 150 miles of trail network for the community to enjoy.

The Trails Summerlin

Summerlin is part of the Clark County township but is almost a city of it’s own. It is located on the west side of Las Vegas near Red Rock Canyon. The trails in Summerlin are wide-spread and connect with public trails as well as a regional trail that runs through the community. A staggering 89% of residents in Summerlin see the trails as one of the most significant amenities for their HOA.

The trails in Summerlin, who’s developer is the Howard Hughes Corporation was given the American Trails Developer Award at the National Trails Awards Banquet and Symposium that took place in Arkansas on November 17. This award gives credit to developers who build and maintain valuable, elegant and multi-use trail systems in and throughout private developments.

The Summerlin Trail System includes five types of planned trails:

  • Street-side: these are the main trails in the system. They are recognizable because of the landscaping that is visible on both sides. They are about five to eight feet wide and set apart from the street. They are mainly designed for joggers and walkers
  • Village: The Pueblo’s, the Trails Villages, and Cottonwood Park are all examples of Village trails. These trails are all eight feet wide and wind throughout the home communities. They are mostly located in natural arroyos or open corridors and are designed for the homeowner to get away from the busy life of the Valley as well as for long distance running, biking, and skating
  • Bike: The third type of trail that is located within Summerlin is the Bike trails. They are about four to six feet wide and are located on the roads and streets that connect the villages together. Village trails are used by cyclists also, but these designated bike trails are set apart for the more skilled and practiced cyclists
  • Regional: Regional trails are a project between Clark County and the Howard Hughes Corporation. These trails will be when completed will run alongside the western part of the 215 beltway and flood control channels. They are designed for multiple, non automobile use.
  • Natural: Natural trails are the fifth type of trails in the Summerlin Community. These trails are mainly designed for hikers but when completed will attach to the rest of the 2000 acre regional trail system.

The most popular type of trail is the street side trails with its tree-lined landscaping on both sides of the pathway. These trails were what first distinguished and still do distinguish Summerlin from other communities in the Valley today.
